OP I'm willing to lend you my life size, cardboard Elvis Presley as a tasteful counterpoint to your guitar.
Do you know what, that would definitely draw lots of interest. A theme!

Just thinking about it, and a few places I've been looking at have had a guitar placed in a corner on a stand or on the walls.😂

I genuinely do have a life size, cardboard Elvis - he's in the dining room  :D

I’m a relatively small person, and was thinking of being visible in our box room photo to demonstrate it looks bigger than it actually is. Complete with 3/4 size guitar for full effect.
A ukulele would work even better.

A guitalele will work better as it looks like a full-size guitar, but isn't much bigger than a uke.

I also noticed nearly everyone had a guitar strategically placed when looking, plus the usual signs and grey everything.

It was great seeing the rare ones with old décor and original fittings, lots more character and individuality.

Mortgage started 2020, aiming to clear 31/12/2029.

It's true! In fact now when looking through RM listings, I play 'find the guitar'! I went to see one place recently, and I knew from the pictures  there was a guitar in the living room. As I walked in, there it was by the fireplace in all its glory. I couldn't take my eyes off it!

It must seem strange if you go in there in the dark and see his figure!

It's difficult to know why people latch-on to these fads. I was going to blame the TV make-over shows, but I don't remember seeing a single one promoting the use of these props. As you suggest, it's much better just to see the house itself, rather than the distractions.

Did they smell of freshly-baked bread and/or freshly-brewed coffee as well?  :)

There's a place near me with large shed type thing with windows, but had a full art studio set up, paint and canvases in it.
I mentioned it in work and someone who lives on the street said it was a bar the previous month, but they made it look like an art studio as they thought it would look better.
