    We have washing machine in downstairs utility/toilet and two freezers, tumble dryer etc in garage.  Does that mean we're a low form of humanity?  Don't think we'd mind if it does.

    In a rented out house freezer is in brick-built shed.

    Silly me! Of course a kitchen is just for the cooking applicances. One has the laundry room for the laundry, the boot room for the boots, the games room, smoking room, butlers pantry etc etc. Garage and of course the stables.
    Sorry I really wasn't thinking when I suggested that a washing machine could ever be considered as a 'kitchen appliance' - perhaps those of you with more knowledge on the matter could write to all the major retailers who also make the mistake of listing washing machines under 'kitchen appliances'??

    a washing machine is clearly not a kitchen appliance it is a laundry appliance that is often in a kitchen.
    (because we made houses smaller and the pluming is often already there many other countries don't have the fixation with 60cm appliances)

    bosch refer to them as home appliance with sub category within that

    If my washing machine wasn't in the kitchen there's no where else it could go. If I were looking for property I'd expect the washing machine in the kitchen or if a large property in a utility room near to the kitchen. I've never come across any of the other arrangements mentioned and would find it unusual at the least.

    Is there anyone out there who is just glad they have a washing machine?  I remember having to use a launderette.

    Our washing machine is located in our utility room; most houses in this (the bottom) layer of the ladder are not so fortunate as to have such.  Most places (including our dream house, where the "utility room" was in the integral garage) I have lived in had the W/M in the kitchen if they had one at all.

    In our first house the washer and dryer were upstairs in the bathroom. Turned out to be the most sensible place.

    Just lost a massive reply. 🤦🏼‍♀️

    In short, I was saying that it's better to use this forum to look at how you can resolve potential issues than it is to ask people to agree that the EA is no good.  Most EAs will have barely stepped foot in the house.   They will try on the details, but they can't cover everything that everyone wants to know on a listing.  

    The WM can be moved.  You do not need to renovate a whole kitchen.  You can unscrew any 60cm unit and employ a plumber for a couple of hours and you're in business.    It might also be possible to accommodate it elsewhere on the floorplan.  Be creative, or ask the forum.  

    Re: garage.  You'll need to measure for the size suitable for you, but if you are talking about properties with small floorspace, is garaging the car the best use of expensive real estate?   Cars are more hardy than they were and garages are *very* expensive sheds.   I would rather have a nice amount of living space than my car (or indeed my junk) have the luxury of a roof and walls to sleep under.   One can usually build a lovely permanent structure in the garden for anything other than a car, for much less than the value of the garage.

    Probably more likely did what I often do and the screen jumps and you accidentally hit one of the MANY links on this page near the typing box. 

    Or like with my chromebook where you swap tabs and it refreshes other tabs. Really really annoying if you're making sure you constantly copy the text so you don't lose it, and leave to copy a link from another tab and the original tab refreshes 🤦🏼‍♀️

    Estate agents are there to give facts. If they're not all there it's not a disaster because most people who are considering buying a home will, of course, go and look at it before they make an offer. Even during a pandemic. And usually, they will visit more than once, if they've any sense.

    So buyers should, as you did, ask pertinent questions and if a property isn't suitable you move to the next one. Also there are lots of EAs to choose from. 

    Our washer is in our kitchen pantry because the dishwasher is in the space meant for the washer. We live in a council property though and the council seems to expect that all tenants need or want their washer in the kitchen. Most of them do, to be fair. Ironically we DO have a room at the back of the property that leads straight to the garden that would make an ideal utility room for both a washer and dryer but whoever built this property wasn't sophisticated enough to think of that. Or maybe it would have been too expensive to extend the pipework. Oh well. We manage.
