    Welcome @Ferrier I finally spoke to my broker today. She said valuation came back fine. HSBC had queries on my affordability which apparently has been addressed and now waiting for HSBC to look at it again. She said she will chase again on Monday. I’m extremely worried now. We are actually already borrowing less than what was on the DIP with 40% LTV.

    I think our mortgage broker has put our application in this morning.

    How did you know that a credit search had been made?

    Is there no portal to check progress with HSBC?

    As put my application in through a broker and as far as I am aware we can’t see any updates. They don’t seem to have any way of tracking applications. The brokers can see updates but means chasing them regularly. Some brokers seem better at updating than others. 
    I am not sure about credit searches, I am with clear score and they don’t update often enough to see anything yet. Clear score is free so possibly a paying one updates more regularly.

    Equifax is free for 30 days I made an acc and it alerts you when searches have been done x

    @iBruno I also use checkmyfile to see if there are any searches done, my approximate credit score and if there are any marks in my history etc.

    Thats who I use but they don’t provide real time updates. You have to wait for the monthly report.

    My application went in on the 2nd, valuation completed and passed ok on the 8th, then silence!

    I've checked my credit file recently and it didn't seem to show any recent searches, maybe they were soft ones.
    I was hoping to see a hard search then I know they're looking at the application.. I'm so nervous

    Ah that makes sense my application went in on the 27th Jan. I saw searches done on the 27th and 28th and then nothing until now. I must have been looking at January report only.

    Hi all, just coming back in here to see how you are all getting on. I am still keeping everything crossed for you. 

    With my credit searches, I had an email from CreditKarma saying that a hard search has been done the day after my application.
