    Self employed (ltd company) + directly with HSBC

    (8th April 23 Monday) Requested application appointment on 
    (9th April 23 Tuesday) Mortgage advisor reached out introducing himself
    (9th/10th Tuesday/Wednesday) Request for documents before application appointment
    (11th of April Thursday) Application submitted
    (...) credit check
    (15th Monday) Approved mortgage
    Note:
    I'm FTB, not an expert, all my comments are from personal experience and not a professional advice.
    Mortgage debt start date = 25/10/2024 = 175k (5.44% interest rate, 20 year term)
    Q4/2024 = 139.3k (5.19% interest rate)
    Q1/2025 = 125.3k (interest rate dropped from 5.19% - 4.69%)
    Q2/2025 = 109.2K (interest rate 4.44%)
  • Applied with HSBC via a broker

    Feb 22 - Application made full application 
    Feb - Apr - Lots of back and forth asking for information and supporting documentation
    Apr 9 - Offer received 
    Apr 16 - Amendment form submitted due to 1st seller pulling out because of delay and he losing faith.
    April 17-18 - Latest bank statement requested
    April 22 - Valuation done and passed. seems like a desktop valuation and no visit was arranged. 

    Waiting and praying hard to get the updated offer asap. Currently showing 11 working days to review amendment forms. 

    Did you get your offer in the end? We are in the same position currently. Did they ask for anymore bank statements?

    What additional documents did you have to send? Just your last payslip and bank statement?
