     You really should be hammering the MA

    Bear in mind that OP is a tenant.  I had to instruct my MA to ignore one tenant, a thorough PITA,   who complained about tree pruning which I supported.  IMO, if tenants have a beef with the MA it should go through the  landlord.
    You never know how far you can go until you go too far.

    That is for a judge to decide surely.  I have not seen anything where an AST says one thing, and a landlord's lease says another.  In nearly 45 years as a landlord I have never had to deal with a PPC.

    Almost certainly but has anyone, apart from Roger Davey, who is a barrister,  gone that far?.
