NatWest Mortgage Timescale 2021

    First time posting!!

    I have been stalking this forum for months while embarking on my FTB journey and thought I would provide my timeline for people who may be over thinkers like myself!

    FYI applied via a broker!

    23/08/21 - AIP received (was told this would be a hard search, was actually soft!)
    26/08/21 - Full application submitted
    27/08/21 - Documentation submitted
    01/09/21 - Agreed subject to valuation

    My valuation is booked on the 8th, so if all goes well, hoping to receive an offer soon after.

    Those still waiting, find something to distract yourself. As smooth as  my process has been (so far), I have been at breaking point!!! xx

    Valuation completed yesterday 8th. Tracker updated to confirm it was received at about 18:30. 9:55 this morning tracker ticked to say valuation assessment has been completed. 12:30 today email from NatWest to say mortgage approved!!!

    Amazing service from them, everything very quick and simple. 9 working days from application to approved! 
    No questions or queries from Natwest. I'll credit my broker for that bit!!

    Well done and congratulations. We are at 48 hours since the independent roof inspection report got sent back to the valuer and still waiting for their response. 

    Fingers crossed it is today. But I reckon it will be tomorrow. 

    What else have you got to do with your move?

    charlotteo1988 Thank you so much. I'm so relieved!  My solicitor requested the searches before I even completed my mortgage application (I took a risk). They should be back by next week. If all is well, it should hopefully be a case of exchange and complete.  Hope all goes well for you also. I'll keep following. It feels like a little family of nervous buyers after a while. We're keeping each other going x
    Well we are porting our mortgage to this new property fingers crossed so thought it would be quite a quick process but this has caused a lot of stress with people pulling out then coming back. We also requested searches around 10 day turn around so looking for them back around 22nd. We are in a chain so it’s a case of waiting for the person we are buying off to catch up. I’ve had my house sold for about 6 weeks now possibly longer so I’m hoping we will hear soon so if it is a no we can look else where. I’m hoping as both reports came back to say the flat roof is fine and doesn’t need any repairs they will say yes but it’s taking ages. 

    Wow you should be done soon then. How amazing. Such a relief when things start to come together.

    Yayyyyy mortgage offer came through!!! Should have it in writing within 5 working days. I didn’t get a email though.

  • Thought I would add details of our application process - we have applied directly with Natwest:

    12/08/21 - Made initial enquiry by phone, 1st Zoom meeting booked for 20/08/21 (this was the first available appointment)
    20/08/21 - Attended first zoom meeting, confirmed affordability, Second Zoom meeting booked for 27/08/21 (this was the first available appointment)
    27/08/21 - Attended second zoom meeting, passed credit check, product selected
    01/09/21 - Application approved subject to valuation
    08/09/21 - Valuation undertaken
    09/09/21 - Application approved, offer letter received

    was wondering if someone could help. This will be our 2nd attempt at equity release for debt consolidation mortgage . first attempt was with nationwide (current mortgage lender) who declined it because of missed payments showing on our credit file. (didnt realise a DD wasnt set up for one of my accounts)
    our broker suggested trying nationwide. we have had a AIP and our broker has now submitted all relevant docs. whats the next stage is it underwriting? or has this already been done. what i mean is if they are going to deny us the mortgage based on missed payments rtc on credit file would they of given us the AIP? or is there a chance it can still get declined?  also if anyine has a uo to date lead time fir natwest applications i would be greatful. im pulling my hair out!

    I've been reading through this as we are currently waiting on a mortgage offer from Natwest. A bit of background, we applied for a mortgage in Jan 21 (75% LTV) which was approved pending valuation very quickly, but because of an unconventional layout of the property (2 kitchens) it took 6 weeks to get the valuation accepted by the lender and a mortgage offer to be made. Fast forward 9 months, our purchase has fallen through, we've found a new property and applied for a new mortgage with Natwest again (still 75% LTV, but slightly cheaper property)

    31/08 Offer accepted on house and instructed mortgage broker to apply for the mortgage
    01/09 Natwest agreed to pre approve us because of the previous mortgage offer (we had sent all payslips and bank statements anyway)
    02/09 Natwest asked for proof of deposit which we sent same day

    I've heard nothing since, I emailed my mortgage broker on Friday 10th asking if the valuation had been booked and have yet to get a reply. The reason I'm concerned is because we got into a bit of a bidding war on this house and ended up offering £30k over asking price so I am really worried that the valuation will come back as a devaluation.

    The house was up for sale with Purple Bricks who apparently are known to intentionally under price homes but still I'm concerned!

    Has anyone any experience of offering over asking price with Natwest recently? Did you have any issues with the valuation?

    Got Natwest's valuation booked in for today. Checked with Habito, they called Natwest up and confirmed it was a physical valuation.

    How quick after the valuation took place on your mortgages did it show up on your tracker?

    Does anyone have any further insight as to when the results of the valuation will update on the there?

    Im not sure sorry. But i think their quite quick to update it as its automaticaly done when botes are inputted. 

    was your underwriting done before your valuation?

    I believe so… though I’m not too sure — the tracker says they’ve reviewed all my documents, have had a soft and hard credit check…

    -Mon 06/09/2021 - Full application submitted and hard search done
    - Tue 07/09/2021-  Valuation instructed for -Fri 10/09/2021
    - Tues 07/09/2021 - payslips requested - payslips sent the same day 
    - Thru 09/09/2021- employment contracts requested for my new job to confirm annual salary as my payslip was showing more money due 6weeks pay.- Sent same day 
    - Fri 10/09/2021 - Valuation completed ✅ and received same day- tracker updated 
    - Mon13/09/2021- Valuation assessed ✅ and everything ticked on the tracker
