LMS portal is where the mortgage offer is sent to the solicitor via 3rd party portal .

I think timescales are mainly dependent on whether the valuation is desktop or in person, and the amount of info they need to request after you’ve applied?

I'm not sure, as our valuation was done very quickly, and assessed the same day, and only one lot of additional info was requested, which was sent immediately, and then took them 10 days to assess. This is a very low LTV application (only 12%) and both employed, so I had hoped it would be quicker than what it has been.
I am happy to know that an offer is going to be made (they said on Monday it would be within 5 days) I am just now waiting for it to actually materialise!!

The waiting is genuinely terrible isn’t it! I’m checking the tracker about 100 times per day to see if it ticks over to offer…

at least it’s nearly the weekend which means I can put out of my mind any hope of getting an offer until Monday! 

It really is awful! I’m the same as you - constantly checking the tracker for any changes! I’ve even checked it today (even though it’s Saturday) “just in case”!! I really hope we get the offer through on Monday, as I don’t think I can take any more of this waiting!

You won't see it on your tracker. You will only see it if you have the Clearscore app. You will likely get an alert to say that a hard search has been done. However, if, like myself and others, it will not show up in the hard search section.
