    Good luck for today! Hope the pics are amazing and lots of interest very quickly. Lots of people are on holiday around the bank hols so potential for lots of viewings. We missed Easter by a week or so if I remember rightly but we did have the bank hol where we had lots of interest. Perfect time to sell I think 👌🏻♥️

    Thank you @debtfreewannabe321, we are as tidy as it is going to be.  We have half an hour to wait until she arrives and no one is allowed to sit down, eat drink or do anything that will make things look messy.  The garden is looking neat and tidy and ready for someone to add their own style to it.  Hopefully we will get lots of viewers over the Easter holidays and the right one will be in them.  I want to believe that we could sell quickly but having had 2 viewers last time in 18 months my head also thinks the worst, but I am trying to stay positive.  We have done a lot of work to it since then so who knows.  I would love to got back to work and when asked what we got up to I can say I sold my house lol.

    OK all done and signed up.  Photos and videos taken, and might make it onto the market tomorrow.  EPC paid for  so will wait to see when that is.  Kids can now have lunch lol.  Neighbour got nosey and started cutting the grass just at the time lady wanted to take photos of the garden.  I guess its now a waiting game

    Slept well last night but still woke up early.  Today DD2 has a ticket for roller skating and lunch at the skate  place in the town 20 min away.  I have to go too but can sit and watch - will be noisy and busy but she will be having fun so that is all that matters.

    I will be keeping an eye on my emails and waiting for the house bits to be sent across.  I need to just authorise those and then it will be live.  I am still looking on RM to see if any others pop up that are suitable, but everything in my price range seems to be a doer upper.  I try to look beyond that and see if we can get by with maybe a lick of paint and maybe a carpet but some really need gutting and starting again.  I guess that is why they are in my price bracket lol.

    Still waiting for my final bill and refund from my old energy supplier.  It has been a month today that I switched and they have everything that they need from me and my new company, they are just delaying which I think is wrong.  When I get home later I will contact them as I see no reason why it cant be raised.  That should then give me just under £300 to put to the agent fees.  If I can save those then that is a little extra wiggle room I will have.

    Old energy suppliers are still not willing to raise my final bill and therefore can not release my money.  I have asked new supplier to email the meter readings again.  I know they have sent them as the last person on chat said they were there and that they were just waiting for the bill to be raised.  Today they don't have them, and even though I have a smart meter and can see the readings on my accounts main screen, this is not good enough!

    Anyway we are now live on RM.  No sign in the garden as yet but am expecting it soon.  Also not heard about when the EPC will be completed either.  Lets hope lots of people start ringing for viewings. 

    Skating was fun but blimey it was expensive.   £1.75 for a Twix!  Needless to say we didn't buy anything. They don't let you even bring in a water bottle so you are made to buy anything you need.

    After yet another person on chat with old energy company they can confirm they did get the meter readings last month and the final bill has now been raised and a refund request for £278 has been made, and should hit my bank account by 15th.  I am not holding my breath as I have had nothing but trouble for the past few years, but it is looking more positive than it was yesterday.

    Where has the sun gone.  I am dressed in my cold weather clothes again and it is dark and gloomy.  I am hoping it will clear later but it really is miserable out there at the moment.

    We have nothing planned for today so I will be relaxing while I can.  There are some cleaning bits that I need to do before we get any viewers actually turning up.  The EPC man has just contacted me to say he will come round tomorrow afternoon, so that is now sorted.

    DD1 bought a new car yesterday evening, so we now have an extra car on the drive (really do not need this), so now we need to get the old one sold.  The new one is more of a 'cool car' and I am expecting it to cost more, but no end of me saying this would have stopped her.  Thankfully BF's dad is very into cars and has been out with her to view quite a few and told her no when they were no good.  He has ok'd this one and done all of the checks for her. I am happy that she has saved for this car rather than taking out a loan or borrowing money.  She has also saved enough for her insurance and tax too, so she has listened a little.  Her next savings pot challenge will be for her own house.

    Wow I'm impressed she's saved up for the car, insurance and tax without having sold the last one! My 26 year old still hasn't learned that lesson after having taken out a huge loan for a nice car....well done to your DD!
    Good luck for the epc tomorrow. Is your listing live with the estate agent yet and RM I know takes a few days to catch up.
