Why aren’t we getting any viewings?

  • I think alot of this is due to the plot size at 208sqm its a bit over developed for the rooms it has.
    You maybe better off suggesting it as a 5 bed with study room and entertainment room.

    How many people require 7 bedrooms for a family home.  Plenty of sizable homes in the area for less money.

    I think when my parents sold their 7-bedder it was to a blended family - two single parents who got married, each with several teenage kids.  But for that you'd certainly want more garden than this one has and room for all the cars as they learn to drive!  And I remember it took them at least 18 months for the right buyer with those specific needs to come along.

    The trouble is that there are  260 houses listed on Rightmove that are 5 beds, under £600k, and within a 10 miles radius. About half are sold STC. That's an awful lot of competition, and some of them are in nicer locations.  One of the USPs of this house is that it offers a great deal of space, and there are only half a dozen 7 bedroom houses in that category.
    No reliance should be placed on the above! Absolutely none, do you hear?

    It's a lovely house but agree with others that seven beds is very niche and in relation to property size the garden is sadly disproportionately small.

    Like a previous poster we renovated a six bed, 3500 sq ft period house about twenty years ago. We paid £117,500 for the property and spent just under £100k on the work. When we sold it ten years later the valuations all came in at around £700k and we marketed it at £695k.

    After six months with only a handful of viewings (and loads of comments that the bedrooms were too far apart for kids as the house had original Victorian mezzanines)  and only one offer which was withdrawn within days, we changed EA dropping the price to £595k. This produced a flurry of viewings and an offer of £585k from cash buyers which we accepted.

    We were extremely fortunate that prices had risen considerably during our ten years of ownership. Had we not carried out the renovations we'd have probably still achieved a hefty uplift.

    Our next house was much smaller but still had five bedrooms. The gardens - which completely wrapped around the property - were tiny, as years previously most of the land had been sold off to build two other detached properties, although driveway parking for four/five cars had been retained. However, despite this disparity between bedrooms and outside space we did sell three years later to buyers with several kids....but had to take a hit on the price to achieve a quick sale......

    With houses of this size it really is a case of waiting for the right buyers to come along, but price is still key and imho, buyers of properties that large will - usually - want a garden (and parking) that complements the house.

    The developer plan had the top floor as a bed & study with bathroom rather than 2 beds. 
    Add a small sink, prep, fridge area and you have a teen/student hangout.

    No idea but do people when searching tend to do say 4-5b only or 4b+
    Could some just not see if they limit beds?

    Purchased for 325k just four years ago. Bit much to ask for close to double that in just four years, even with all the renovations. There's a ceiling price for that area.
