    Does the ad specifically mention fully rewired and plumbing, boilers, glazing?  That should be attractive to many buyers. 
    Garden landscaping, kitchen etc are only worth it to buyers who like the same landscaping rather than having it done their way, making it a reduced pool of potential buyers.
    Now it is pointed out about rooms not having images I agree - I wonder if photos showing some empty and so with potential to be used as bedroom/office/cinema/playroom would be worth it rather than converting them or dressing them up one way or another.  Will depend on what they are like at the moment of course.

  • As probably most have said , too many bedrooms with very little outside space for parking with so many rooms .
    We had 6 beds in our last house with  4 bathrooms and a shower room downstairs so again not the best use of space in such a large house  , we also had parking for 6 cars so again plenty of space for visitors to stay and park within the boundary of the house.

    Price then will have to reflect this and even if you lower there is still the cost of upkeep when this amount of space hasn't been well used and not needed for many families.

    IMO I think you will have to wait and hope the right buyer turns up or drop the price to reflect all the constructive criticism from everyone

    It is too expensive. You are expecting people to pay the cost of what it cost you upgrade it. When you bought all the fitments for the upgrading you paid new price for them. Someone buying the house from you will be paying 2nd hand price because you have lived there and used them so they are now second hand. Second hand could be worth half of what they were new. This means that if you have spent around £300k doing it up depreciation on the new fitments mean that that £300k that you paid may only be worth £150k to someone buying them used.  This would value your house at nearer to £500k than £600k.

    £275,000 (or £375,000 based on original listing price) still seems like a lot for the work done.

    It looks like it was some sort of institution/office/HMO before and there is another HMO up for sale nearby. 

    Next stop planning/building regs as that's where prospective buyers will look.

    I have experience of renovating a large house. We spent £60k, although that was 20 years ago. I guess it would be £100k now. Did you spend much more than that?  I'm not sure it matters, really, as the market will tell you eventually whether it's over-priced, and you can't always recoup all your expenditure.

    Personally, I am no longer in the market for a large house, although I was at one time, as we have 5 children. I would therefore definitely have looked at yours. I'd have needed the 7 bedrooms, and a gym or cinema would not have enticed me, so don't waste your money doing that. People needing fewer bedrooms will still look at yours. You can never have too many bedrooms, particularly with WFH.

    Bear in mind that there's a limited number of people looking in that price bracket for houses of that size, and there's quite a small pool of houses for them to look at, so they'll probably view them all!   The fact that you've only had one viewing would worry me a lot.

    Bear in mind that you're on a busy road, opposite a used car sales site. There's a price limit for any road, and you may simply be too expensive.
