I think on this particular house and the relatively short time of living there they have made one big mistake if they were hoping to turn a profit... that is personal taste and totally over spending on the refurb.
Instead of working with what you have and looking at it from a business POV instead of personal you can see how the OP wants some of the cash re-couped back.
ceiling price was reached probably 50k ago but still the high end fixtures were added..
The house is outsized for the plot and no matter what was done it would never recoup the money spent in such a short space of time
For me I would of made some sort of self contained area maybe for elderly parents to move in to..adding more bathrooms rather than bedrooms might have helped making it a desirable 4/5 bed with room for granny annexe1 -
Not clear if the op has connections with the council or the developer that built the two houses.
If none you have to ask why the developer did not do the project ( they have a long history in the area) but sold it off.

I redid my 3mile 400-700 and thought it had been pulled from the market because it had gone.
Scroll to look for the extra one that had SSTC(18 now was 17) it had dropped down the list (Crashy will love this one) with a £50k cut
