I don't know the area but if its one of those main roads from a town that used to be all grand residential but now rather mixed use, these are quite hard sells compared to more solidly residential. All the towns I'm familiar with seems to have an area like that where a 'mansion' is about half the price of one a couple of miles further out of town and use of them for single residences is no longer the norm.
The usage history suggest something like that here.
It just might be a hard sell location over and above everything - I'd be interested where the pricing has come from, what are the comparables? I don't think another reduction so soon after a large one is wise but its looking more like this isn't yet in the right ballpark, even though its really beautiful the more I look at it.

GDB2222 said:I don’t think Dolly was literally asking about where the rest of the garden is. It was a rhetorical question.
Sadly op, its just not worth what its on for.2 -
It is a lovely house, but the overlooking by the neighbouring house(s), the fact a door and several windows are straight onto the pavement, and the high fence to the front which restricts the outlook, would put me off.
It does really need an additional bathroom on the first floor if all the rooms are to be used as bedrooms, top floor is fine.

Seeing the pictures you’ve put up of the garden make it clear that the agent pictures aren’t great, so get them back and ask them to take some like yours, or even use yours. That said it is still a small garden for the size of the house. I feel your pain though as the one we sold was only a 4 bed but still got comments about the garden being too small and there’s nothing you can do to increase the size. We eventually went with turfing as much as possible so it looked as big as it could be.I don’t know the area but like some of the others I had a quick look at sold prices etc and I just don’t think the work you’ve done justifies the huge asking price with it being the most expensive in the street. I agree it would have cost a great deal to do, but before you do that in the hope of making a profit to move on with you need to do your research into whether the road/area will stand the kind of increase you want. In our case we got our increase because our house wasn’t the most expensive on the road, by a long way, and we’d extended quite substantially. I’d have to do though that our increase was over 7 years and still wasn’t the high percentage that yours is even at £600k. Our buyers wanted to live in an upmarket area where most of the houses are large, impressive, individual homes. I suspect with the history of your house, there’s a lot that become flats and would sell better that way.
Sadly I suspect you’ll need to be open to offers a fair bit lower than your asking price, and soon, otherwise the stamp duty holiday will cause you more headaches. It’s a lovely house but it’s a niche house and other than price reductions, time is possibly the only other option, ie to wait for someone to fall in love with it.5 -
The garden arrangements clearly suit you, but it's possible that some buyers will prefer a more traditional garden. They will not only be valuing all your landscaping at £nil but be working out the cost of taking it all out and installing tons of top soil. Of course, for the right buyer, your landscaping is a bonus, and I hope that Mr and Mrs Right come along soon!
No reliance should be placed on the above! Absolutely none, do you hear?2 -
I still think its more like a gorgeous 5 bedder in terms of what you'd expect outside, both garden/parking and proximity of other homes.
7 beds prompts thoughts of more land and privacy, or at least it does in the areas I've known in the NW.
It does therefore put it in a niche so it will probably sell either by being priced like a 5 bed or to the niche buyer who wants it for a specific lifestyle such as the possible top floor apartment and who may take a while to come along.
Sadly, the land hived off for other housing and how hard up against the boundaries the other properties are seem to have done this one something of a disservice.

Still not seen any of your research examples that gave you the idea £700k would be a good starting point, or that £600k is right now.
I noticed on one of those planning apps it says 2 parking spaces and a garage is deemed adequate for a 5bed house
(planning started as a 2x2bed and a 1bed in the house.)
https://www.kettering.gov.uk/planx_downloads/0174.2016.KET.OR.pdfIn this instance the Local Highway Authority has raised concerns in respect to the level of car parking provision that would serve the proposed dwelling. However, the level of provision being proposed (1no. garage space and 2no. driveway spaces) was deemed appropriate to serve the premise as an office in the context of car parking considerations across the wider site. The proposed use of the same building as a single, 5-bedroom dwellinghouse cannot be anticipated to result in a material increase or change in character of traffic in the vicinity of the site
Having built your family home why put it on the market so soon after the baby?

Just noticed the pillars for the gate at the front look unfinished and open at the top in the early photos and the ones you posted todays.0
