    Yes, I do. The work you've done warrants a small increase, but nowhere near the amount you are asking for.

    It is semi-detached, but it has a proper garden, and it's in a quiet tree-lined, residential street. I don't know the area well, but I much, much prefer the house.

    I only went out 3 miles looking for examples, is there anything compelling about Kettering to pull people in?

    Looking at the semi-detached 88a it doesn't seem you are alone in this problem - listed October 2019, bought in 2014 for £515k, some landscaping and changes though less extensive than yours. Current asking price £600k.  So maybe it is an issue of large houses on that road, rather than yours in particular.  Sadly that is the sort of problem you can't do anything about!

    Not really.  It isn’t long by train to London (used to be just under an hour) but that’s about it now.  The town centre is dying (has been for years) & a lots of the big shops have gone.

    For the £600k this house is on for, you can get a lovely house in the NN14 postcode - I suspect people moving from London would rather the more rural areas to Rockingham road.

    Another issue that may put people off is the house next door is the boundary, and it looks like there is a stair access(pic 23) that also highlight the shadow that the garden will be in for a lot of the day.  

    Done a bit of digging,  street view back to 2009 shows a carpark and garage shame some of that was not retained for better parking, garage and garden

    planning history:
    Council has it as a education unit then hostel then residential/community support unit not clear if any of those changes happened by the time it went back to residential 2016.

    Around 2014 planning was for the site to be split and new houses built on the carpark and the the house converted to 3 flats.

    Those plans did not seem to happen and new plans were submitted 2015. for 2 houses that are there now and the main house to go back to residential

    These suggest the full site was still a single unit in 2015/2016

    April 2016/0174  plans for the house were submitted(permitted development) and they are close to what the house looks like now.

  • Where is the rest of the garden? The house and garden don't marry up. If your targeting families that can use most of the bedrooms, they will need outdoor space (especially after this year).

    if you read the post directly before yours you will see it was split off for building other houses (before OP purchased)
