    Exactly, you need to get realistic on the price.
  • Just to clarify, I wouldn't spend money making alterations, but a good EA would sow the seeds of potential to buyers asking about 4-5 bed houses and point out the versatility of that top floor for alternative uses.

    It looks like a nice house, I love the panelling in the hall and ?study! but it would help if your agent labelled the photos and arranged them so they flow more logically through the house - it looks as though you don't have pictures of all of the room.

    IT also seems as though the outside space is quite limited for the size of the house, and that the parking is fairly limited for the size, which might be an issue for anyone wanting a large house because they have several generations living together, or because they hope to start a B&B or similar.

    Consider getting your agents to re-write the descriptions to flag up other options - e.g refer to the attic rooms as currently being bedrooms but also suitable for use a a large home office or playroom, for instance.
    Is picture 3 all the garden there is? If not I would add photos of any other outside space.

    Fully re-wired, and fully re-plumbed. New fuse boards, boilers, radiators, water tank, multiple newly glazed windows, all new bathrooms and kitchen and utility. All rooms replastered. Layout changes including chimney removal. Garden Landscaped. 
    I’m pretty sure that warrants the price increase. Have you any experience of renovating a house of this size?

    Considering the house isn't selling, it kinda suggests it doesn't warrant it no? As always the proof will be in the pudding and what price it goes for.

    How much you spent on renovation will be largely irrelevant in this economic climate IMO, you take a gamble when you decide to spend money on a property, there is always a chance you won`t get it back.

    The thing is from the sold and SSTC data I am seeing people finding other places close by it tis the most expensive place around so people are viewing the others an buying them before getting to yours.

    Might be a bit over developed for the size of plot and parking arrangements

    If you use that HMO semi as a guide that has sold at asking £400 about 25% more than you got yours for
     A better plot with off road parking, potential for a decent garage and parking etc. probably compensates for the detach with wall on a pavements.

    What comparison examples have you got from your research that said £700k was a good starting point?

    got any that now suggest £600k is more realistic? 
    None  jumped out on my brief review of the SSTC and actual sold prices within 3miles.

    Can't think of anything else to add. 

    The main drawbacks have already been noted and as usual they are nearly all immutable.

    Relatively small garden, limited off road parking, location, only one en suite/only 2 family bathrooms, 7 beds so limited market. The actual overall size of the house may put people off when they start thinking about cleaning, maintenance, decorating and heating costs.

    If someone did want to start altering the layout to make it more practical, then the asking price would be putting them off. It looks like either a long wait or further reduce the price.
