Why aren’t we getting any viewings?

    I'd quiz your estate agent for ideas for other uses that might be sought after.  We "upsized" on retirement to allow space for returning adult kids and grandchildren and it's been perfect for our son and his partner to move back for a job near us while they house hunt.  Maybe the top floor could see a small kitchen for similar kids in their 20s and 30s (might be too many stairs for an elderly relative).  Sometime you need to encourage the agent to do some marketing not just mind their website and accompany viewings (sorry to EAs already doing this).
  • It is a lovely house, Rockingham Road has some beautiful houses.  Knowing the road well, i’d say part of your problem is it being so close to the town centre and on a very busy road, it is quite a ‘hemmed in’ house for the size.  There’s have been quite a few houses for sale in the stretch of Rockingham Road that this house is on that have been on the market for a long time so it could well be a case of having to wait until the market there’s picks up.

    I don't know why EAs do this, especially when their sky is a cloudless blue sky and there's a reflection in the window showing an overcast, or at least quite cloudy sky.  Are people really that unobservant?
  • Are you using the right agent? I notice that your agent has quite a few houses in that price range and also some right down to under 100k. They also have very little that more expensive.  I'd be inclined to see if I could find an agent where your house was nearer the middle of their range. Sort of a 300k-1M agent.

    I think everyone's said it.
    Its a beautiful house (decorating could be subtler but that's not a big obstacle - easy enough to imagine those panels in a neutral).
    Main ommission seems to be that only a couple of the bedrooms have a photo - why is that? 'Hidden' rooms suggest something to hide.
    However, very limited demand for that size and its size is not matched by its outside space including parking where single garage and 2 spaces only is a 'mismatch'. Anything that is a bit out of proportion is a more difficult sell. The top end houses in the grander areas round here do tend to languish, and not just in these tricky times.
    Unfortunately I think its a case of waiting for the right buyer to come along - yes to some wider marketing but not sure about another price cut when you've already done a big one and not got any more interest. Some spin on alternative use, like a separate top floor apartment may be worth it in a revised listing but not worth spending yourself imo.
    Take it off after a few more weeks and start again in the early Spring is another ploy but your timescales may go against that.

  • Lovely house, I’m sure the right buyer will be along soon. Definitely do not spend money changing and installing equipment in rooms. Work out how much that would cost and simply knock it off the price, far easier to decrease than to do work which you won’t benefit from. Good luck.

    And was in March, before lockdown

    A lot of house for the money and looks fine inside.

    Might be a bathroom short as 4 beds are sharing one bathroom

    After going through the picture I though where do you park no picture of any parking in the garden or a garage or drive


    Blurb says 2 spaces and a single garage for 7 beds that is tight.

    Look on google and you are on the corner of  Charles street with the parking and garage off that road house runs down the pavement.
    Extra parking on the street if needed but I think this will be putting some off when you can get houses that are surrounded by garden with off road parking.

    Normally no viewings is price but there may be a combination of right buyer here as well as it is top end for the area,

    So what are people buying another   "more like this"
    I think I need a slightly different approach for this one as we are not dealing with run of the mill here.

    Starting with  the basic 5b+ 0-max within 1/2 mile what is for sale and SSTC 

    The semi at £600k  Again a lot for the money, large plot, shared entrance needs some updating.

    a 7b semi sold asking £400k (looks like it is an HMO but big plot £200k would go a long way)

    If we go out to 1m there are quite a few more some sold  but £600k is still the most expensive thing on the market(if you ignore the block of flats for over £1m.

    If we go out 3mles we start to get the big stuff.

    If you filter to under £700 and look at the the 30 that are SSTC that is what people are buying.
    400-700 there are 17 too look at first.

    if we look at the sold prices  not a lot around your range recently but have a look at few to see what people have been getting for their money.

    I think you may have to review pricing or just wait it out.

    watch those on at around your pricing to see what goes and keep an eye on thesold prices for anything completing.
