    You can't do anything about the street name, Aldi or proposed development. Most viewers will be local and aware of them so discounted them as issues along with the fact  it's a townhouse.   If you are getting plenty of viewings the price is OK. So apart from some garden furniture and plants nothing else you can do. 3bed + study is definitely the way to go vs 3 bed in the description.

    I’m looking at houses nearby and you can get a brand new 3 bed for £260k, £283 and £303k. Considering there will be premium for a new build yours MAY be overpriced. I think advertising as a 4 bed may be best as a lot of people are looking for an extra bedroom for office space anyway 
  • I think the photographer has done  too clever a job. It looks very spacious in the pictures but when I looked at the floor plan, I was shocked at how small the rooms really are. So, people may be  loving the pictures but when they view they feel cramped?

    I hadn't looked at the room dimensions until you pointed that out. They are even by new build standards on the small side. What they are calling the master bedroom in particular is very small and can you even get a bed in what they are calling bedroom 4?
  • Bedrooms are pretty standard for townhouses. Albeit this is quite a narrow one.

    The measurement of the box room looks out to me. The futon is surely not more than 0.95m in width and you cannot get two of them in a room. I've had a box room of similar width and you could get a bed in there fine. Is it really 1.89m wide? If yes either put in a desk with a computer, or a bed. Get some new photos which focuses on the longer dimension rather than the shorter one.

    It's too early to drop the price just yet but IMO it should be compared against 3-bed standard properties (as well as the ones on the same street). Is this in the school catchment area?

    Walk through rooms are something I have never liked in a house. They turn what should be a room, living room in this case, into a hallway.

    this new build semi is closer at £330
    shame the cloak room was not doored to teh utility as well to make access from the garden without going through the house.
    this detached is £335k the plots are a bit unusual for those.

    Yep, and as there is no shortage of these new-build type houses people are going to be super cautious now on how much they fork out (bank will be applying the brakes now anyway)
