    I'd rather live in Hemlock Road than Gum Tree Close to be honest!  At least the first conjures up classical images of Socrates, whereas the second reminds me of cheap secondhand goods and serial killers.
  • Whilst the interior is nice, I would be put off by seeing the same brick colour and lack of greenery in the estate.  But there's plenty of people who want low maintenance gardens and more interested in location than shrubbery.  Maybe that explains lack of offers via a smaller pool of buyers?

    East facing garden 3 story house big shadow. 
    Front view from first floor living room onto a massive junction and an office block(once built) . 

    No local amenities according to the objections to the latest planning.

    £300k is probably ball park but as a nearly new rather then shiny new, the edge has gone will need a buyer looking for this type of property with a decent deposit as high LTV are hard to get except on new build.. 

    Someone with £60k(80%LTV) to put down there is lot of choice for anyone wanting to live that side of the city  they can go mature setting with local amenities.

    Which school catchment, for a family home that will be important, any in walking distance on safe routes?

    Busy roads close to the bypass and opposite office & car showroom(unless plans change again)
    2 years ago it probably looked a lot more attractive as just a junction and a field.

    LOL - bit like when the Gamston much loved Safeway was taken over and turned into Morrison's - much huffing and sulking from the yummy mummies and off to Sainsburys they all went. Pity , the Morrisons was fine

    I mentioned Aldi earlier in the thread. Edwalton has always been known to be more Waitrose than any other supermarket, I wonder how some of the older residents view this new development?
    I have to agree the road names are not the best, don't the council have to agree new street names?

    They are all named after butterflies on our estate.

    If the plans go ahead as Pendragon that own the site is cutting back  and that just leads to more uncertainty about the site.
