    Not that you can do anything but the garden has very little sun so that would immediately put me off even viewing.

    Has your agent asked for feedback from the viewings? You say a few viewings but how many compared to how long it has been on the market? What is your local market like? Straight after lockdown ours went crazy and houses were going sstc within 48 hours but in the last 3 weeks houses seem to be sitting on the market again.
    It’s South West facing so does get some sun, not shown in the photos unfortunately.
    Everyone’s liked the house but have preferred another. We had one comment that they didn’t think it was a 4 bed which is why we have changed the listing now.
    Definitely add the direction of the garden to the listing! There's no street view for your house so no way for anybody looking at the ad to figure out which side of the road it is. South-west facing garden is a big plus.

    I suggest you get that changed ASAP as people discredit a lot of properties just based on rightmove pictures.

    I think the house is beautifully presented. My only suggestion would be to add some plants to the garden as it lacks character. 
  • Personally I don't see why you should have changed it to a 3-bed. I could understand if this was not a proper bedroom, ie no door, or only accessed it through another room.

    There are plenty of 'standard' three-bed houses where the box room is around this size, you aren't gonna see many people classify as a 2-bed based on viewer feedback. 

    Townhouses always go for a discount relative to the regular style property. Unless there is something good about the street, searching in the NG12 postcode brings up this which I think is a slighty more favourable layout and what looks like a much wider and longer garden. Even that has been ion since September 2018 so that might be over-priced (recent sale on that road was £257.5k)

    I’m not a fan of townhouses due to all the stairs (bad ankle), but that looks like a sensible one.  I hate the ones where the master bedroom and en-suite are on the top floor.  I would struggle with all the stairs and the thought of all the arguments my DDs would have if one got a huge room AND en-suite while the other got a bog standard room....

    WRT bed 4, I’d have it as study/bed 4.  People want to have studies/offices right now, and it would catch people who are working from home and those who want a spare bedroom.
