Comments on house for sale

  • Personally I don't see why you should have changed it to a 3-bed. I could understand if this was not a proper bedroom, ie no door, or only accessed it through another room.

    There are plenty of 'standard' three-bed houses where the box room is around this size, you aren't gonna see many people classify as a 2-bed based on viewer feedback. 

    Townhouses always go for a discount relative to the regular style property. Unless there is something good about the street, searching in the NG12 postcode brings up this which I think is a slighty more favourable layout and what looks like a much wider and longer garden. Even that has been ion since September 2018 so that might be over-priced (recent sale on that road was £257.5k)

    we did mention this property to the EA when it was valued, apparently the house at Cotgrave is outside of the catchment area for the school that serves us which increases the price drastically.

    Thank you, we’ve had a lot of interest so not convinced the issue was with the price but is something we’d consider in a few weeks.

    We don’t but the area is known to be top end of market due to the schools. Is it worth adding this in to the description?

    Yes, mention the school catchment area, especially if it is sought after. Garden needs some plants and to be photographed in sunshine and not in shadow.
    Really though it all looks good. Just a waiting game. I don't know the market round there but generally I think you need to expect to wait 6+ weeks to sell and normally 8-12 weeks. After 12 weeks and no decent offers then it's time to start wondering what is going wrong. That said, I understand it is hard to be patient once you've decided to sell! Good luck.

    Lovely house and beautifully presented, exactly to my personal taste.  Good sized bedrooms, nice kitchen diner and decent sized lounge.

    Downside is the small garden considering the size of the house but not much you can do about that.

    Guide prices put me off, I prefer EAs to state a price so I know what I'm dealing with from the start.

    I'm a fan of townhouses and think your's is lovely, it's very similar to the property I'm buying currently and I find that the larger ones like your's actually sell for a premium compared to similar detached as the rooms are so much more generous. The trade off of course is often the garden size, as others have said I would at a minimum make it clear that it is south west facing and therefore sunny.
