    The property presents really well in the photos.

    The price looks to be there or thereabouts, although there has only been the one resale on the street to compare that with it was around the same price.

    The only think I would say is that not everyone likes townhouses and three storey living so your property won't appeal to everyone.

    Looks like you purchased it for £307k in 2018 - assume you probably got some builder incentives (stamp duty paid / deposit contribution / use of HTB scheme)?

    There's been one resale of a similar property close to yours, purchased for £308k also early 2018, but resold at £295k in Sep 2019 - before all this covid madness! How does yours compare to this one that sold?

    And is there anymore new builds being sold in the area, as you will be up against the builders who can offer better incentives and help to buy.

    Thanks for the replies, we understand town house living isn’t for everyone. We have requested the EA change the listing from 4 Bed to 3 Bed.

    Number 49 fronted onto a very busy dual carriageway so would say ours is better, albeit I am biased.

    WRT other new builds, this is around the corner;

  • Not that you can do anything but the garden has very little sun so that would immediately put me off even viewing.

    Has your agent asked for feedback from the viewings? You say a few viewings but how many compared to how long it has been on the market? What is your local market like? Straight after lockdown ours went crazy and houses were going sstc within 48 hours but in the last 3 weeks houses seem to be sitting on the market again.
  • Any thoughts on whether the new Aldi has made people think Edwalton is going down market?
    If you go down to the woods today you better not go alone.

    It’s South West facing so does get some sun, not shown in the photos unfortunately.
    Everyone’s liked the house but have preferred another. We had one comment that they didn’t think it was a 4 bed which is why we have changed the listing now.

    I don’t think so, but maybe others share a different view about Aldi.
  • Its already very well presented so I doubt there'd be anything you could change to make it look better.
    I think you just need to hang on in there for the right buyer to come along. As has been mentioned there are some things about your house which may not appeal to everyone, for example the 3 storey living arrangements.
