Halifax Valuation Timeline/ Underwriter

    By the sounds of it, Halifax has gone into an administrative slump...
    MA's have to email Halifax to request a callback - it is the only way to make contact with Halifax apparently!
    No updates seems to be the theme at the moment... Not ideal! We put our app in on 24/6 and are still with underwriters. According to our MA, they are on a 9 day turnaround with underwriting process, which means we SHOULD hear back today but are also still yet to have a date booked in for valuation. The fact that we have heard nothing for about 3 weeks now is really worrying.
    Yeah that why i am confused.. i am none the wiser on what stage the mortgage is at.. all i want to know what is pending and where? if its at the underwriters that is fine, but i'd just like to know..We've had our valuation done and the report has been shared over to us.. who knows what is going on ?

    Its 30 pounds a month for the service charge and that is just because its a private residential community.. 
    What do you mean by service charges that could be levied.. is there something i could be missing here?

    Just the usual stuff i am assuming, the land + the landscaping , and there is a sewage treatment plant on there as well so that has to be collected. I did mention that 3 out of the other 8 plots have now all be sold - so shouldn't see this as a big issue.

    What do you think is holding back the offer.. like i said, i just want to know where we are with its progress.

    Our MB advised today that Halifax have an 8 day turnaround for underwriting at present. Our application which is now being appealed has been sent off to senior underwriting so whether the 8 days applies to senior underwriting/appeals process only I don’t know 🤷🏻‍♀️ 
    Have you had your valuation report? and is it all clear? 
    Also are you employed or Self employed?

    We are self employed (director & shareholder of Ltd Company) we won’t get a valuation report from Halifax until they approve our mortgage.

    Ahh I see, different process for everyone I guess. We had our valuation report and everything is done.. not sure what we are waiting on.. maybe it's in a pile of work that's been building up

    I should imagine there has been a surge in submitted applications since the stamp duty holiday was implemented, hence the longer waits. Hopefully you won’t have to wait too much longer though!

    @Jazmin28 I was certain you will get you offer before my valuation. I really hope with Barclays it will be automatic offer once valuation goes through 🤞

    Good news, this morning at about 8.15 am we received the full mortgage offer from Halifax. 
    We are so over the moon, and relieved as these are crazy times. @Watch3r i am sure yours will go through without any problem,.

    My big bit of advice, be patient and good things will come.!
    Have a great rest of your week everyone and thanks once again for all the support and help keeping me sane on this forum.
    We are aiming for a completion date of early august.
