The reason it didn't get to our solicitor was because the email was such a large size it had trouble being sent fully over. Regarding the mortgage offer, - i was a bit cheeky and called Halifax today and asked when the Mortgage offer was sent to our solictor and they said on the 24th July, and it was second class recorded. should be there tomorrow i reckon.
TIP: If it hasn't come - your solicitor can call the bank and request the documents and a secure file link will be given.. [this is with Halifax anyway]
One question that i have if anyone knows.
ATE [ Authority to Exchange] - With regards to help to buy purchases.
How long does this usually take to happen? And does this have to happen before we sign exchange contracts?
Some input would be great to hear..
Should have the exchange contract next week i reckon fingers crossed, and aim for completion on mid august or around 10th.

I was aiming for 12 as that’s when I would need to pay another months rent.
looking very slim . If she sends the form1 tomorrow we will need to wait a week , presuming the submission date doesn’t count so ATE next Friday , exchange on Monday if she sends form2 on Monday I’ll get ATC on Wednesday so nope.
3rd week of august for me 😅.I’ve been told it’s a formality but my solicitor is very professional so she will not cut corners and everything will be done properly and “due course” - I hate this expression.But I’ve called my developer and asked if I can pop over and take some measurements so now that I have a mortgage secured it’s my first visit to my house 😍
edit : need to double check with MA but Barclays take the first payment on the 16 then on the 1 . So when I complete 17.08 my first payment would be 16.09 , then 2.10 . Need to take this into account0 -

Can they send over the Form1 without exchange paperwork signed..?

With halifax - they take the payment at the beginning of the month with the added interest.0 -
You can’t exchange without ATE.And you can’t complete without ATC .I’m quite confused with the signing think as I understand exchange is done between solicitors and I need to sign only the deed to accept my mortgage offer I know that my solicitor doesn’t need to wait for this to proceed with ATE.
I signed something related to HTB but didn’t pay attention what it was .
All the paperwork apart from that is done .
at some point before the exchange they need my deposit. And on completion I pay the solicitors fees.Will be updating as it progress0 -

I know that Barclays MA have internal memo to not chase applications once submitted as that slows down everything.0

Thanks watch3r. I would be happy to wait for as long as it takes, but the EA (and I'm sure the vendor) want updates. So caught in the middle. I think just a rough timeline would be useful e.g. 2-4 weeks.#220

So nice to hear about the successful mortgage offer for some - gives hope to some of us still waiting. In with Santander - timeline;
July 9 - DIP and Full application with documents attached
July 10 - documents accepted and application passed to underwriters
July 21st - request for additional documents
July 22nd - documents sent and accepted and passed back to underwriter
July 24 - physical survey completed
July 27 - request for additional info. Sent same day and accepted. Passed back to underwriter
July 29 - survey report recieved
now waiting for decision... so frustrating0
