    Oh that’s really good, our MB is a nightmare to get hold off.

  • Hi Guys, is there anyone on here that has had their offer and agreed a completion date but are still awaiting for santanders confirmation that the funds will available on completion date? We are not able to exchange without it and they seem to be taken forever to respond.

    Our solicitor submitted the withdrawal request to them last week and we are still waiting. This has delayed our exchange. Just wondering if anyone else has experienced this and what the timescales are?

    I know we looked at changing weeks ago but solicitor advised us not to as it can leave a marker on credit rating, and it would’ve stopped our application

    It hasn’t happened to me personally but I used to work in conveyancing and have seen it happen, if you have a MB get them on it and the solicitors will be pestering them too. Technically you can exchange at a later date, even on the same day as completion so a little hold up shouldn’t be too much of an issue. However, I appreciate that at that stage of the game you want all your ducks lined up in a row and ready to go. Try to have faith in your sols, they’ll want this wrapped up quickly too so will be all over them to get it sorted ASAP.

    Hi everyone, 

    I followed this thread for a long time, we had our full mortgage approval today (we were waiting for valuation to be completed yesterday). See timeline below! My partner was SE and took the first SEISS payment, i'm full-time employment, 71% LTV.
    The whole process was very stress free (except for the long wait), i would honestly tell most of you on here to relax (although easier said then done!) and try not to second-guess everything. I honestly thought the worst and it went through fine, good luck to all!

    Dates
    Mortgage application: 22.09
    Sent to underwriters: 28.09
    Approved subject to valuation 26.10 (we had approval through exactly when they said they were looking at it according to intermediary sites)
    Valuation: 02.11
    Full mortgage approval! (They sent a text and email to confirm)

    Amazing news IMsaver..I e sheena few of your posts on here and glad you got the offer. Happy for you. Did they ask for further info from your partner? If so, what did they ask? Has your partners revenue returned since covid? Or was there no impact? 
  • I dug back into my email archives to 2012 when I was purchasing the home i’m currently selling and oh how life was simpler 🤣. I honestly thought the whole process took forever but in hindsight, I instructed solicitor on Nov 1st and we exchanged Dec 7th, completed on 18th. Them were the days!!!  This time, instructed on 18th October and basically just grateful to be in before March stamp duty deadline. 

    (May slightly panic if things get moving sooner as i’m not mentally prepared now)
