    Hi all,
Am new here but have read loads of stories surrounding our mortgage applications.
Please keep being positive even though its easier said than done.
    My timeline remains:
12th May:  Decision in Principle and soft check done
17th May:  Full mortgage application submitted and Hard check done
    19th May:  Valuation instructed
    24th May:  Valuation done
25th May: MB advised that we are waiting to hear from underwriter usually early next week

I am FTB with Help to Buy ( already secured) and my 5% ready
My solicitor and home builder and i are waiting for the mortage offer as everything is ready. My solicitor has done searches and prepared all the documents. Home builder has issued to me last week the Intention to complete documents schedule to happen next month.

All of us are now crossing our FINGERS & TOES
Good luck to all of us.

Searches and queries all already done? My solicitors only started searches once the mortgage offer was received. Should get the contracts back for me to sign, and the remaining water and drainage search then enquiries.
I don't think we are too far off personally, but depends how long it all takes.

I didn’t no solicitors start searches before a mortgage offer? If they did I’d be well on my solicitor case to start them while we wait for this offer as ours is going to take a while to go through!

I am pretty sure they don't. That wasn't the case with me, may be case dependent but I've never heard of such personally. Seems like  waste of time for them if there is no offer.

The solicitor wouldn’t even start the searches after we got approved as our deposit wouldn’t go down as a gift that’s why we are waiting to see if we can get approved again!

FTB trying to get a mortgage with Santander. Brokers were all adamant I would get declined due to overdraft, Santander reps said overdraft is not taken into account. Now I am on my toes waiting for a decision; Santander MA called me with a question from the underwriters about how much my arranged overdraft is. Anyone any experience with high DTI ratio? P.S. I have passed all their affordability criteria and have a very comfortable disposable income amount, plus a permanent full-time job and an excellent credit score.
