    @kathrynproost I don't know the specifics of your case so can't really comment. For reference, both the cases above were fairly standard, mid-LTV and no self-employed income. So it may not necessarily be comparable to your's.
    Generally speaking, Santander instructs valuations on day 1 and passes the case on for review at that point. With SE (or otherwise complicated) cases, the valuation usually comes back before the underwriting is done, for PAYE cases the otherway round.
    Santander has been a bit of a nightmare lender for self-employed cases since covid, making up criteria and policy on the hoof, so I wouldn't send any SE cases their way unless they were the only compatible lender.
    Apparently the business manager is now looking into our case? The MA said ‘our business manager’ so am assuming not Santander 
    we are not self employed. I earn 52k - hubby 27k but on furlough. 100% equity in our house which is worth 650k. We want to borrow 160k interest only. I would have thought straightforward 
    @kathrynproost That'll be the BDM (Business Development Manager), a broker's touch-point at Santander who helps with escalations and follow ups. Hopefully he/she will be able to throw some light on the progress of your case.
    I remember you case now, if I'm not wrong your husband's income didn't need to be considered. In that case it could just be that they need to do a few final checks due to it being interest-only and/or an unencumbered property. Those are the only slightly non-standard aspects I can see from your description. Case 1 in the timelines I shared was an interest-only application as well.

    We are in the same posistion as yourself and was expecting it today.  I have noticed that Santander have done 4 more credit searches today (including another hard search) - so it must be with the underwriter :neutral: still no news!  I am going insane haha.
    Oh really?! I didn’t expect there to be another round of searches at underwriting stage. Reports don’t update that regularly so seems silly and for it then to have another mark on it isn’t great is it. Hope you get some good news soon x

    What date did everyone go to the underwriters? Ours was the 17th.. 
    The text my partner received said they would update him in the next 3 working days. Oh they better had it’s day 3 today. I feel psycho hahaha

    So I heard from our broker who said Santander are running behind, we are now on day 14 of a SE application, they said it’s in a working day queue of 5 days and then it will be 2 days at underwriters, does this mean I should have an answer in 7 working days? I’m going crazy with nerves and we are holding up a chain of 5!

    I “think” mine went on 18th as that’s when the additional info re my employment was uploaded - I am using a broker though so am not 100% sure of whether it’s been back and forward or this is the first time. 

    I was really hoping for a decision this week but reading all of these posts makes that feel very unlikely. The stress of this is just vile!

    the stress is absolutely awful. Can’t sleep or think of anything else.

    I’ve just got off the phone to my MA and valuation was completed yesterday and has come back fine, also asked for documentation the day before, which MA already had so that was sent in without us having to do anything. Santander have told him they’re running around 9 days late and basically don’t expect to hear any further updates for another week. 

    The agony continues 🤣
    Have you had any updates at all? We're in the same boat. Our valuation was done Monday morning and apparently was satisfactory according to broker who told me on Tuesday. Said we were just waiting for our offer now, but it feels painful!! We haven't actually heard a peep from Santander since last weds when they asked for more supporting docs. I guess if they're in a backlog we won't hear before weekend. 
    Anyone else really starting to hate the weekends?! Haha

    Ours went to the underwriters first thing last Weds the 12th and we were told we'd hear from them in 7 working days, so I'm hoping by the end of today or tomorrow as I can't take much more 🙏
    I'll update this thread so you'll have an idea if they mean what they say lol

    Did you apply direct or though a broker?
