Really pleased to read how some of yours are progressing. This is literally the most stressful thing ever! I find myself checking my emails almost every minute, have read every single thing on the intermediary website in minute detail about 3 times and check all of the updates on here. I feel like a crazy woman!

feel like I’m going mad
we have a mortgage free property and simply want to release some equity to help our daughter onto the property ladder. We only want 160k out of a 650k house so I would have thought straightforward. When I read how quickly other people are being offered it makes me panic. Our valuation on our house was 4th May so why so long to go to underwriters? Some people getting offer same day of valuation!! I can’t stand the suspense!!!!1 -
Don’t worry I’m exactly the same! It’s my partners email address I’m on looking for an update feel like a mad woman he keeps getting Russian ladies want to talk to him wish they’d do one they can have him after Santander have come back to us hahaha . Last time was much easier as it was my own email address when we applied together!0

It sure is, I had an awful feeling in the night that we're going to be declined 😢 kept me awake since 4. Ours went to the underwriters first thing last weds morning, but that probably meant it just went into the queue, maybe yours is the same and it will take a few more days? We applied direct and the email did say we'd hear something within 7 working days. Just need to know now so I can try and relax a bit!

@kathrynproost - yeah its just ridiculous and yours does sound as though it would be straightforward but from reading all the things on here and other threads, its all so random how they manage each case!
My valuation was done before any additional information was requested which seems a bit different to some that have had 'approvals subject to valuation'.
Maybe its just dependent on area and availability, the valuation for me was conducted the day after it was instructed.

we are at
DIP 9th April
offer accepted on house and solicitors instructed
19th April / full mortgage application
valuation instructed for 4th May
Physical valuation carried out. All fine.
passed to underwriters 14th May
According to MA showing as approved on system but waiting sign off
my question is - why so long to go to underwriters from valuation? Would it have been underwritten before valuation. What would have been happening from 19th April to 4th May and 4th May to 14th May?0 -
@kathrynproost I don't know the specifics of your case so can't really comment. For reference, both the cases above were fairly standard, mid-LTV and no self-employed income. So it may not necessarily be comparable to your's.Generally speaking, Santander instructs valuations on day 1 and passes the case on for review at that point. With SE (or otherwise complicated) cases, the valuation usually comes back before the underwriting is done, for PAYE cases the otherway round.Santander has been a bit of a nightmare lender for self-employed cases since covid, making up criteria and policy on the hoof, so I wouldn't send any SE cases their way unless they were the only compatible lender.

I still haven’t heard anything and the applications passed to underwriters is on the date we was! Anyone get any updates passed 3oclock hahaha0
