Hi! New to the forum but been watching it for days now!We're a little late with everything as we're trying to sell our house at the same time as buying our dream home. Our own sale has fallen through twice with different buyers which has caused some unwelcomed stress!! Anyway, here we are on our 3rd buyer, 3rd time lucky we hope!We had an offer accepted on our dream home on the 12th April
13th - instructed solicitor
17th - send all docs for mortgage prep to MA
break whilst we found another buyer - we had to relist so didn't apply for the mortgage until we felt confident in a buyer. We did find another buyer and accepted their offer on the 23rd.
30th - broker applied for Santander DIP
06th - DIP approved subject to satisfactory accountants reference (OH is self employed)
10th - full application received, email from Santander confirming
10th - soft and hard credit checks
11th - request for latest payslip - sent across to broker who sent to Santander on the 12th
12th - call from EA, Santander trying to arrange physical valuation but vendors celebrating Eid so this has caused delays, vendors have not confirmed when they are available for the inspection (frustrating)!
12th - received mortgage illustration
13th - more info request - asked id been furloughed at all - answered no but confirmed I'd also had a payrise on latest 2 payslips which is why oldest one is lesser amount
now we wait! Presumably just for the valuation to be carried out. The valuation is worrying me the say the least. The house we're buying is quite unique to the area. A large 1900s semi, Victorian style with the 3m ceilings and very spacious. Large front driveway and large rear garden. House has been renovated with new kitchen, bathroom and flooring throughout aswell as other cosmetic work.Problem is, online valuations show a max price of 280, we're paying 357, was listed at 350 and we had to go over asking to be accepted.However, online valuations are just based on this being a 3 bed semi in the area whereas it's very different so we're hoping the physical will note this.Houses in the area this year are selling for 350-400k, but nothing is "sold" as yet, all "STC". Last year prices were much more reasonable, so we just don't know what to expect. Very sought after area with houses selling in a matter of days, hours for some!Keeping everything crossed on the valuation, but also the added stress of our buyers being turned own as they are 90% LTV is so worrying...!

It’s been such a stressful process.We went over the listed price too and the valuation was fine for us.I hope you find a buyer, it's so stressful! You feel like everything is on hold and it just makes everything that bit harder. Our buyers are so keen which is great, but they only submitted their application yesterday so we're nervously waiting on their application as much as we are our own. I'm just longing for the day everything is going smoothly and we exchange 🥲0
