Hello.
Our mortgage has been accepted subject to valuation (valuation is on the 18th May). Myself and my solicitor are keen to get things moving as I do not have any worries regarding the valuation- so my solicitor contacted our sellers solicitors to gain draft contracts to begin searches, however they informed us our seller hasn’t yet instructed their solicitor.Should I be worried or it this normal for sellers to leave it until last minute? I was thinking maybe he was holding out till our mortage got accepted incase he was to loose money ? Our offer on the property was accepted almost 3 weeks ago I am a bit worried that he may be having second thoughts if he hasn’t yet instructed his solicitors?0 -

27/04/21 - Val instructed and about 20 mins after we received an update telling us that they had received it (I work for a broker so receive all updates too)
28/04/21 - App went into underwriting
30/04/21 - UW'er asked a question regarding husbands work address as head office is based 300 miles away
05/05/21 - App back into underwriting
06/05/21 - Agreed
07/05/21- Passed to Mortgage Centre and Offered
I have our intermediary copy but we will receive our copy through the post in the next few days. I'm beyond excited!!!
I will ask solicitors to order searches on Monday, taking about 4-6 weeks for them all to come back but our vendor is using the same firm of solicitors as us so hoping that waiting for enquiries to be resolved won't be as painful as they can be.
we did our full application on the 28th underwriting came back and ask for payslip again as wasn’t clear when sent over that was on the 4th got sent back valuation was done on the 6th still waiting on offer hoping it will be soon and as quick as yours they working on documents review for the 4th today so hopefully this week0 -
Update rang the Mortage centre application back with the underwriters on the 8th currently working on application from the 5th valuation back and all good so fingers crossed 🤞 should hear this week0

Hello everyone
long time lurker here
our situation is a bit different. We have a mortgage free house so we are applying for an interest only mortgage on our current property to enable us to buy a property for our daughter.
Estate agent valued house at 650k. We want to borrow 160k. Combined salary of £80k but husband on furlough so only using my salary of 52k
I have a mobile phone default (satisfied) from 2017 but our broker said Santander would not be bothered.Full application went in 19th April and hard searches
valuation 4th May - surveyor came to house
we haven’t heard anything yet
feeling very nervous as offer accepted on house and solicitor instructed. Anyone had similar or any advice please?0 -

Do u know if it’s a complicated will, also did they go through solicitors for probate to be granted, sorry for all the questions, I have been trying to read up on probate but everyone says different, the EA thinks it will be 8/12 weeks as he have seen the will and had confirmation off the solicitors the vendor is using for probate, just worried something will go wrong as everything have gone wrong for us so far trying to get a mortgage lol 🤯🤯🤯Orchid12 said:

Update from me - called our broker today to ask what was happening as she had to provide some clarification on my payslip on Friday. Turns out they asked her for another payslip this morning which she said they didn’t need as they already have 3 belonging to me, they’ve taken this and it’s back in the underwriting queue.
Starting to get really nervous now but surely they wouldn’t be asking this many questions if they were going to decline us? Has anyone any experience of lots of questions back and forward about payslips or anything else then an offer being made?Basically I’ve had quite a few (full paid) sick days and holiday days dotted here and there due to having a rough pregnancy and I’m now worried this could be enough for them to say no 😭😭0 -
So this is exactly what happened with me. Sadly had a pregnancy loss so had 6 weeks of full sick pay which was shown in 2 consecutive payslips. I got my payroll department and line manager to write emails on headed paper to confirm that I was back to work but santander unfortunately declined us after 4 long weeks of back and forward. They told mortgage rgage broker they would reopen our case when they received a full payslip showing no sick pay. It was the longest 3 weeks of my life having to wait but once they had that, we were approved a few days later. Starting to get a bit annoyed with these solicitors. Sellers solicitors say they sent the draft contracts over yesterday afternoon, but my solicitors are saying they haven't received anything.
Need this so that the searches can be ordered. Sometimes I wish these guys just pick up the phone and communicate with each other rather than email non stop.
