So not really an update, but MB told us the firm Santander sent out for our accountant to fill in was sent back as he did it wrong. And resubmitted last Thursday/Friday, so that explain us not having an update until tomorrow or Monday. As I was worried why it was taking 2 weeks. Praying it’s an offer next and not more info. Other then October bank statements can’t see what else they’d ask for.
Everything crossed for you that you get an answer soon! I totally understand the absolute frustration of having to wait extra time when it wasn’t necessary! Hopefully it’ll be tomorrow
Thank you. If it’s not an offer I think we will lose the house we are buying.
I’m sure you’ll be fine. I really do understand though, it’s the same for us with this extra 2 week wait that we have. If this comes back a decline we won’t have time to fix the situation as they’ll just put the house back on the market. Trying else where won’t even be an option for us.
We are the same this is our 2nd application and if it’s declined or not an offer he will put the house back on the market. We will proceed with the sale of ours and go into rented. We live in a 2 bed and have 3 children in 1 room and my oldest son has autism and Tourette’s we just need a bigger house. It feels so unfair we can easily afford it. It’s just getting someone to believe in us.
That’s tough going with 3 kids and only 2 bedrooms. We’re struggling in a 3 bed with 2 kids (but one is an adult) and we need more living space.
I think the whole covid situation has just made everything harder, we’ve never had to worry about stuff like this before but were genuinely shocked by how everything’s changed and whilst we have incredibly fortunate circumstances I’m not entirely sure if in this climate the banks can still see it?! I mean, at this stage of the game if a business hasn’t gone bust and someone still has their job then that speaks volumes, as so many weren’t able to take the strain of what happened.
So well said! Wished the banks thought like you! I try to be positive and think at least we still have a business and job. I am praying we both get our offers!
Me too, me too! I’ve never worried so much about something in my life, it’s a strange old time doing this in the current market 😅

    Hi Guys!
First time buyers here.   We're using the HTB scheme... Valuation was the 26th & everything received by Santander on the 28th (Oct that is).   My partner is employed and I have my own Ltd Company (they have the accountants letter etc).    This is honestly the worst wait I think ever of us have ever had lol.   I've not been credit checked whatsoever yet, and I've seen others on here that have had a number of hard/soft checks throughout.

Literally hoping to hear back any day now; it's "the unknown" that's killing us!

Anyone else had a similar scenario to ours?
Hi! I’m employed and husband is SE, we’re almost 6 weeks in now, applied on the 17th October. Had a little set back which meant we had to rejoin the dreaded UW queue again but our new queue date is the 9th Nov so hoping to hear something 2nd week of December.
The wait is horrific isn’t it!! 😅😅

just wanted to update everyone! Joined the UW queue yesterday and passed it today.  :)
    Approved already? What’s your timeline?
    Are you SE?
    AIP 11/11
    full application submitted 25/11
    joined U/W queue 25/11
    Passed U/W 26/11

..... still waiting for valuation to be booked so we have a while to go yet. But just wanted to share how fast we got through the UW process! :)
    we’re in the SW.
    wow! You must be employed?!
Yeah we’re employed. My husband just said that the Santander tracker says we were with the UW for 1 minute 🤣

good luck everyone! I’ll post again when we have valuation and the actual mortgage offer.

The valuation is a big deal. It worries me because Santander are famously down valuing properties at the moment.
  • Good morning all, I've been reading this very useful forum for few days and have some questions hoping someone more expert can give me an idea about my application timeline.
How do you know at what stage you are? I read stuff like I'm a top of the queue, mine passed UW yesterday and is now at this steps etc... Do you calculate this using Santander service level page or there is a way of actually checking it?
My application via broker went in 4th November, I'm employed full time with £45k + bonus salary, mortgage of £110k for shared ownership, FTB, maximum credit score, 85%LTV.
Can anyone give me an idea of timeline or is something the broker only has access to?
    Thanks a lot

For us it’s all from the broker.

For us we are able to track the application online ourselves :) we applied direct
  • Buying your first house should come with a health warning! Application was submitted on the 22nd Oct. Hard and soft searches done on the 26th Oct, valuation done on Wednesday. Shared Ownership, single application, 60% LTV, employed and not affected by COVID. The waiting game is not fun nor being ghosted by MB.
