Broker should've at least informed you of the valuation date though. They will be doing underwriting alongside waiting for the date and continue once valuation report has been received.
When did you submit your application? Can you see a hard search in your credit file, and what was the date?They didn’t inform us of the valuation date I received a phone call from Taylor wimpey saying they did not show up on the first date with was 18/12 and it had be rebooked for yesterday 7/1
we submitted the application on 10/12/2020 and hard credit searches appeared on mine and my partners file 11/12/20200 -
From my own experience and others on this thread, the instruction is instructed immediately once you pay for application, regardless if they even looked at your application so its no indicator if they're happy with it. It can take a couple of days though for the valuation to come back. I do also think that it's a separate department that deals with valuation reports as we did have a document request in the meantime also and no update on the valuation - the portal still only said its been booked although it was already done. So in all don't expect an update on your valuation if it was only done yesterday.Amycork90 said:annetheman said:

From my experience KR manually underwrite everything. My valuation was only booked once KR had asked for all the documents they need. By this stage they had already done soft search, hard search, bankruptcy and money laundering checks.
I don't think they just book valuations for the sake of it, KR is really thorough.
My MB wasn't aware the valuation had been done as KR arranged it direct with the housing association (shared ownership) so I didn't even know it had been done either.

I’d estimate it at 5 days for me! final documents submitted 21/12 - offer received and email and phone call from broker 4/1.
