So I've only paid initial search fees (and I believe they've only just instructed searches, as everyone says, they can take weeks) and in the meantime I'm waiting for my mortgage offer. So everything is happening in tandem. All the rest of the fees are payable on completion.
If for any reason I get declined (touch wood it'll be ok though) then yes I'll lose a bit of money in fees, but I'm aware of that risk and essentially I had to in order to progress along the 28 day timeline - which has been discussed a few comments back. Quirks of SO I guess?
I've had no news today so going by the 6 working day thing, it'll be Tuesday I hear now.0 -
Oh thank you for everyone’s advice, I’ll probably go ahead and instruct the solicitors then as I don’t want there to be an even longer wait. My MA said we will have an update on Wednesday from KR, hopefully things go smoothly 🙏🏼fresb said:

Hello all 😊 I’m just wondering has anyone had a quick turnaround with their mortgage? I can see some have been waiting 6/7 weeks, but just wondering if anyone got their offer sooner?0

Sorry to be the bearer of bad news but Kent are getting busier and busier. Absolutely, thank you. We submitted pretty much everything on the 20th, MB said they will update us after 6 working days, so Wednesday coming - I’m a newb at all of this haha, but if they’re happy with everything would they make the offer on Wednesday? They will ask for further documents most likely. They have done with me, a number of things (some we had already submitted). My valuation is on Monday, so hoping for full mortgage offer this week ideally! I'll keep you posted.0

I submitted the full application on the 5th, and so far they have asked for 2 bank statements, the memorandum of sale and most recent payslips & P60s. Since out valuation is booked I'm pretty sure they won't request anything else so fingers crossed we are towards the end of the tunnel! After you submit a document you do have to wait another 6 working days unfortunately. They are very slow at the moment!0
