    Im purchasing a SO property . I applied on the 5th but my MA only submitted my docs on the 12th and I still haven’t heard anything .
    I definitely won’t be able to do it in 28 days and hope i won’t lose the property . I was chasing up my MA but she never  replies me and it’s like I’m worrying her so I have just kept quiet now .it’s really frustrating 
  • I’m doing SO too. I know they say this 28 day thing but realistically, it’s mostly an empty threat to make sure you’re pushing things along as much as you can. They know that mortgages are taking an age right now, they won’t take the flat off you - they’ll have the exact same wait with another buyer. Remember, every month it sits empty, they don’t get any rent. So it’s not in their interest to start again with a brand new buyer who could take even longer. Doesn’t stop it being mega stressful though! Fingers crossed for us all!

    I don't want to be a doom and gloom angel. DIP, Application and valuation went smoothy. the whole process took two weeks. Tomorrow will be three weeks since valuation and not a peep from KR.
  • I was with Leeds, not Kent but we went over the 28 days. It’s not an issue as long as you keep the HA in the loop and they can see you are doing everything you can do to be ready to exchange :)
  • Do not worry about the 28 days guys, it’s been 6 weeks for us and we haven’t heard a peep off them regarding the 28 days, I think it’s just so people don’t take the p*** . Every seller with some common sense will know it will take more than 28 days

Applied for a mortgage with KR on the 5th October.  We were asked for a statement last week, but the broker has informed me they are working on a 6 working day turnaround to look at anything.  So the latest will be this Monday they even review this document, let alone book the valuation.  

    How long do the solicitors...etc take on average AFTER we receive the mortgage application, does anyone know?  Just trying to get some sort of idea as to where we are!

    My solicitor said anything between 8-12 weeks. Mine has received contract from my sellers solicitor today and the searches are done. Literally waiting on offer now!

    Thanks LouLou - So, did you instruct your solicitors to do work before you received the mortgage offer?  Sorry I'm a bit of a newb!  We were told by our MB to not instruct solicitors to start work until we received the mortgage offer in case we are declined?

    My MA said the same thing, not to instruct the solicitors until the mortgage offer came through. But I’m just wondering if anyone instructed solicitors before getting an offer. I’m just worried it might delay everything.
