Again, not with Kent (Leeds instead) but I did instruct solicitors before we got our mortgage offer. Local searches can take a long time. It took a further three weeks from the day we received the offer for the solicitor to finish off everything.

We instructed solicitors before getting a offer as it was no win no fee so Atleast we won’t loose all the fees we paid for the solicitor.1

Without trying to be a stick in the mud, I applied for my mortgage with KR on the 5th, and here we are nearly 3 weeks later and a valuation hasn't even been done yet, let alone the full offer. We too are wondering whether we should now instruct solicitors to start the work. Hope it all goes smoothly for you.0 -

I instructed my solicitor on the same day I got accepted by the housing association (I'm buying shared ownership) and made the mortgage application - I was basically told I had to instruct in order to progress the sale with the HA. So I've only paid initial search fees (and I believe they've only just instructed searches, as everyone says, they can take weeks) and in the meantime I'm waiting for my mortgage offer. So everything is happening in tandem. All the rest of the fees are payable on completion.
If for any reason I get declined (touch wood it'll be ok though) then yes I'll lose a bit of money in fees, but I'm aware of that risk and essentially I had to in order to progress along the 28 day timeline - which has been discussed a few comments back. Quirks of SO I guess?
I've had no news today so going by the 6 working day thing, it'll be Tuesday I hear now.0 -
Finally KR have requested something it’s the direct debit mandate they don’t need anything else. Today was last day with senior underwriter. Hoping this is a good sign 🤞 MA said once I’ve signed they will be able to proceed. Anyone else filled one had one sent?0
