I just had my appointment with my broker who did the AIP for me which was only two weeks ago, they are now saying that they weren't aware that I had a default as Kent would need this to have been more than 3 years old and settled. Its only one year old and for £3k and not settled. So i asked did i not have mortgage in principal then as the default shows on my credit report? He is saying Kent said it must have slipped through the cracks, and that I need to clear it by Friday to put the full application in. But if i cleared it by Friday it still isn't a full a year since it was settled so would that even make a difference? I've asked the broker to confirm that this is actually what KR said and not what he is saying as he could be trying his luck now instead of being able to get me a full mortgage. He did say that if i have written confirmation that it is cleared he can give that to the underwriter, but now i'm not sure I trust whats happened as the last AIP that was done for a new property in June isn't showing on my credit search.0

I think you should listen to your mortgage broker as they have good understanding and good contacts with KR. If you fully pay off and settle the £3k it will show to the lender that you’re serious. That’s the only lender out there who I think can consider mortgage application those people who have issues in the past with their credit rating. But the only thing is with KR they’re very slow on processing mortgage application. I have nothing in my credit file but the property itself is the issue because most of the high street lenders wouldn’t lend more than 5 bedrooms property which they class as HMO. I thought I would hear something from them yesterday or today but so far nothing. Valuation done last week Wednesday and it supposed to be 24 hours to 48 hours turn around. Hopefully I get some good news this week.0

KR told my mortgage broker last week Wednesday they will let my mortgage advisor know by today but no news yet. Valuation done last Wednesday but no other documents or any enquiries has been raised yetisaacgiz said:

Unfortuately KR have said they would reject the application even if I paid the default
, so thats the end of that for me. So annoying, its feels like the broker didn't do his job properly and now i'll have to pull out of the sale of my house and purchase of the new one. He has said that he has contacted a specialist packager, but I think the only other lender would be together mortgages and their interest rate is super high!

Hi sorry to hear about your application and the mortgage broker should of read KR lending criteria but there is always one or two odd brokers who rushes application and makes mistakes. Hopefully the new lender should be able to give you the mortgage fingers crossed 🤞.1

Also you can do the remortgage after couple of years but for temporary you might as well take the hit with the higher APR mortgage with this new package lender0

I’m sure the Housing Association shouldn’t have any issues with which lenders you go to as long as they get their money. Hopefully your default will come bit older and I would suggest if you possibly can settle the default and request the company if you pay the full amount can they remove the Default from your credit file and try to do some negotiation work with them as this tactic works sometimes. Hi I received an update today from my mortgage broker, the valuation has come back and all fine. They asked few clarification on some transactions on my bank statements which I have replied today. They also wanted to see full year of mortgage statement for my current residential mortgage house. Any update on yours yet?. Thanksisaacgiz said:
