  • finally valuation fee requested and paid.  anyone know how long they are taking to be carried out? TIA
    We paid our valuation in the 28th October and our valuation is booked for the 12th November. Good luck 🤞🏻

    Mine wasn’t long instructed and paid the Thursday - took place the Monday mortgage offer the Following Thursday.
    it depends if they have surveyors free in the area

  • We had our offer over 2 weeks ago.... still nothing from soilicitors, apparently they can see the offer but we’re going to go through everything needed, I’m wondering what they will need if I can get stuff sorted so it’s to hand? Does anyone know 🙈

    @newton21 I would chase your solicitors we’ve had to chase our constantly we got our offer over a month ago and still haven’t exchanged our MA is having to get involved and estate agent due to our solicitor not doing their job

    Do Bluestone to another credit check before completion?
  • Hi, we’ve applied via bluestone but our order of doing things sounds a bit different to others so our MA requested all docs like payslips a d credit reports etc. Which then went to a referral team at bluestone I believe who approved it and then forwarded it to the underwriter and then they said mortgage approved they then sent us an illustration with what they would lend and rates etc. So it appears they did all the checks before hand is that what other people went through? So only now have we signed the full application and direct debit mandate etc and It was only at this point we were asked to send over bank statements with it so was altogether which seems odd that they didn’t ask for that the first time around to check everything. Has anyone else experienced this and do people think they’ll now check it all again including bank statements given that they appear to have done all the check prior already?

    Conveyancing solicitors are going through one of the busiest times ever experienced due to the sdlt holiday and the added pressure of a new lockdown. Please bare as I’m sure your solicitor is doing all they can in a very uncertain stressful time. 

    With regards to the time which the solicitor is taking, it could possibly be due to bluestone having special conditions within the mortgage offer which will need to be satisfied before you can proceed to exchange. They may also be dealing with outstanding enquiries or awaiting search results ☺️  
    Hope that helps! I completely understand how you are feeling, buying a house is soo stressful and adding all this into the mix is horrible ☹️

    I didn’t have a credit check before completion. However be very careful with taking credit out after the mortgage offer is processed as sometimes they do audits of files then carry out further checks ☺️
