I was asked to provide information on my application form on why I had adverse credit, mine was due to my ex so I kept it brief and wasn't asked for anything more.  Good luck all very stressful isn't it - we are hoping for an offer tomorrow

Ruffle13 hi, how long has it taken you to get to that stage? How exciting for you! 😊
  • Hi all,
We got our DIP 2 weeks ago and the full application was sent off last week.
My husband had an IVA which was discharged 3 years ago, a CCJ which falls off his credit report in Jan. I have poor credit due to missed payments/defaults over a year ago.
Feeling very nervous. We are buying the place we are renting, so if we don't get the mortgage offer we will have to look at moving into another rented property. Been very unlucky with 3 landlords selling with 2 years, so desperate to stay put!

We have been incredibly lucky as we are somewhat of an urgent case, we would lose the house we are buying if they couldn't turn things round quickly. We are also borrowing over the upper limit so we needed to get an exception from Bluestone that they were prepared to consider offering this prior to the Agreement in Principle being given.  We were granted an AIP in August but went with our original broker (bad decision) and ended up being messed around.  Our application to the new broker was the 24th September and our full application was sent to Bluestone on the 30th September and thanks to our broker highlighting our case we moved to 'offer subject to valuation' by the 7th October, valuation was booked in on the 12th and took place on the 16th and fingers crossed an offer possibly tomorrow.  I will feel so much better once we have an offer, the company who we have applied through have been amazing.

Simply Adverse, there is a fee but it's been worth it to not lose the house we so badly want. I just can't fault how they have dealt with us, always been open and honest about what I can expect.  After being messed around before it was really nice to have someone who seemed to want to help us.  My partners credit file is excellent. it's some previous financial issues for me that have meant we couldn't look at a main stream lender. Where are you in the process?

This is fab news, so pleased for you.  Were in the same boat too ... hoping to hear back soon so im not messing our buyers or our sellers about anymore! they havent asked us for an explanation of bad credit at application? god knows why not! hoping it wont delay it further.  Very quick to get to valuation for you, that is fab news - they havent asked us for a payment yet either - worried now!
