    I've had no hard searches on my report and I keep asking my ma whats going on and all I get from him is, ill here something in the next 24 to 48 hours. He has been saying this for 2 weeks.

    My hard search was done on 17th Sept

    Just wondering if anyone has been declined by Bluestone? 
  • My experience with Bluestone & Brightstar (packager) so far

    Found the property we liked, had a DIP beginning of June and reserved on the 7th of July. Awaited authority to proceed from help to buy before sending off full application to Bluestone which took a while but had that on the 24th of July. Had valuation done 10th of September. Lots of back a forth since then and was advised I had 3 pre offer conditions attached on the 22nd of September, we have satisfied these over a week ago and heard nothing at all. keep being told we are in a queue. It's been 87 days since reserving and frankly i'm surprised I still have the house we reserved. This has been an absolute nightmare and pray nobody else suffers the same. I have no CCJ's or defaults and have a small amount of debt, only black mark against me is a few missed payments. I have also had no hard search by them either.

  • I exchanged on the 86th day after we reserved. I just kept the site office updated at all parts of the transaction.
    Bluestone is the last chance for some people.. have you gone via a broker? As your situation doesn’t seem that it would require an application with bluestone? As it seems a lot better..

    Yeah we’re with a broker! At the time that was all we could get as it was still in the middle of covid and a lot of products were removed. I’ve been keeping the site updated but a few days ago they threatened to pull the house. 
  • They will keep trying to threaten to do that.. they legally have to give you notice if they’re going to do that in writing. The notice then gives you 10 working days( depending on the developer). 
    It will take longer for them to re-sell the property for them to just wait a few days for your offer to come in. 

    Don’t panic ☺️ I didn’t even use htb and the developer still stuck with me.. 
    you’ll be fine and settled into your lovely new home soon ☺️

    Thanks for taking the time to reply, I’ve been watching this forum for a while and didn’t post. Glad I’m not the only one who suffered the endless worry 😂😂 
    I naively thought this would of been done ages ago, my wife’s about to pop and I want this all sorted. 
    financially I couldn’t see the sense in them pulling it, all I’m waiting on is this offer. All the conveyancing accept for the mortgage deeds have been done.

    Sorry but if your credit is that good, why the heck are you going with bluestone? There are far far far better lenders out there if your got the credit history

    Depending on if you are using help to buy you will have another 15+ days to wait and also dependent on your deposit you may need to satisfy more requirements to complete (solvency declaration) and then you need to go through the usual exchange completion process. 
    Oh yes thats true. At the moment it feels like everything else will be easier relative to the hassles of the mortgage application.
    Its one less step to deal with and a big one at that so don't let me take away from that feeling of accomplishment but just be aware there are still more things to come. I'm waiting for Authority to exchange currently. 2 weeks and waiting
    I second that, enjoy the feeling when you get the mortgage offer but do not take your eye off the ball.

    There was an error in the address on our mortgage offer which I flagged at the beginning of August and requested for it to be ammended so it didn't cause delays with HTB. Bluestone refused to update it saying it wouldn't cause a problem. Anyway, our application for ATE was submitted when the wait for agent 3 was 18 working days and surprise surprise, the application was rejected due to that very error I had flagged 6 weeks earlier!! Our solicitor forwarded the email rejection from HTB to Bluestone with us copied in and they STILL refused to update it, effectively making it impossible for us to purchase the house! Unfortunately this wasn't the only problem we experienced with them so it was escalated by our MA, and the head of the department at Bluestone agreed to amend the address but told us that they had to reassess our application in order to do so!!  To add to that, the wait for ATE is now 21 days.

    They may be last chance saloon for most of us but I am already sick to the back teeth of being treated like a second class citizen and being made to jump through quite unreasonable hoops because of it. Asking for additional documents and explanations is "being thorough because we have adverse credit" which is quite reasonable... refusing to enable us to move forward with the purchase by issuing incorrect documentation and accusing us of lying about clearing debts (after mortgage offer), even when the accounts have been reported as closed on our credit files is just completely unreasonable! 

    Good luck everyone, I can only hope that your experience is more favourable than ours. 

    Ugh sorry to hear things turned sour! hopefully not far from the end now! I have exchanged contracts and will be moving on the 28th October. I had an easier time that you did and I still got annoyed so I feel for you.
