Can't say what will happen in your case, but in mine I got the mortgage offer but they wouldn't release funds until after I had passed it.
The broker who commented in your thread, was the one I used, he is very familiar with how bluestone work.Mortgage started 2020, aiming to clear 31/12/2029.0 -
We’ll finally it’s went to valuation! Hurray! Fingers crossed everything’s fine!
do they ask for any more info after it’s went to valuation? Or is that it?0 -
Hi All
Well done to those who are successful and good luck to those in the processes - i have read the first 200 pages and got the courage to post.
We have been advised to go with Bluestone by Local MA. - Could get AIP with mainstream lenders but not past the hard searches.
Wife - 800+ credit Score, Me 600+ (was 400 2 years ago) (Via check my file) - My credit not great from a couple of defaults on PDL, and some current (Advertised as credit building solutions but probably classed as PDL)
about 15k credit cards and loans that will be paid off from equity.
20% deposit and 5% interest rate from the MA that she has sent.
Im not up with the lingo and the processes but what are our chances.
We have been sent all the forms for Bluestone to sign etc - does this mean the AIP is in place - MA suggested so.
We have lived in a house for 6 years, owned by parents but we have paid mortgage payments as situation was worse 6 years ago. Equity is ours for deposit and paying off debts.
In Simple terms - Incomings 3300pm, Mortgage Offer 1150pm, After Bills (eg TV/Gas/Council Tax etc - 1300.
We are lazy, ,there are no "savings" as we just eat takeways/gamble etc as we like to enjoy life and once bills paid our money is ours.
Does this sound like we hit the affordability criteria.

I found this on their website:
In some cases declared expenditure is underestimated in the DIP/Application data compared to the recent evidence from the bank statements. An easy way to avoid this is to make sure outgoings declared reflect the family structure and past expenditure from bank statements. According to ONS data the monthly average basic essential and quality of living costs are £700 for a single adult, £1400 for a couple and £1700 for a couple with 2 children and if the stated expenses are materially (e.g. 30% lower) below these numbers it is often assessed that these numbers are unrealistic post a detailed review of bank statements.
