Hey, I am a conveyancer.. local searches are taking a lot longer to be returned at the minute due to Covid and therefore once your mortgage offer is issued you want to be able to progress straight away... rather than waiting around for searches. Your conveyancing solicitor should have take your instruction regarding the searches unless it’s detailed within their terms of business however he is being very proactive to ensure that the purchase is completed as soon as possible ☺️

Hi all,
looking for advice and experiences. Do bluestone instruction the valuation whilst they are doing the checks/underwriting? We submitted our app 10 days ago and also the app fee and valuation fee to the packager (positive lending). Or do they instruct the valuation once checks are done etc?

It goes Case manager, first underwrite, valuation, final underwrite, offer. So they do a further underwrite after valuation it seems

Im beginning to think we may not get to valuation stage but then they are still trying as well as my MA which must be a good sign right?!? They haven't given up. Getting more worried and stressed by the day. The last query was an account we put cash in following a sale of some of our gym equipment which at the time we didn't think about.. no receipt or proof of sale etc etc so thats holding us up. Our ma at simply thinks there may be a way round it but isn't sure what that is yet!! Its driving me nuts 😒 

It’s an awful feeling waiting isn’t it 😥

Don’t think so - it’s after first underwriters i think

Thank you for the feedback, if you don’t mind me asking your timeline of events so far? Had the estate agent on the phone today, nothing worrying, just wanted an update as he had been away on holiday.

We submitted full application on 5/8 hard searches done on 19/8 still awaiting valuation - 1st underwriters came back for more Info last week and still not heard Back after providing it 🙄🙄🙄🙄🙄 feeling awful waiting

I’m signed up with checkmyfile. Where can you see hard searches on your report? I’m not sure if checkmyfile updates when searches, I think they report monthly

We’re with Experian shows on Recent searches

Just spoken to MA who has spoken to bluestone - said we should have update later today or tomorrow 🙄🙄🙄
