  • Congrats to everyone that has had offers/completed I usually say it one by one but I’m back to back shifts at work sorry I’ve missed people out but congrats 🎉 
  • So I’ve been told to expect my offer next week! Which is great but bit deflated that it will be on condition that the house has more surveys and works done prior to purchase. But I’m staying positive! 😊
    That's great news! Hopefully it's all done in a flash and you'll have your offer in no time. Staying positive is the best way (even though its so hard sometimes!)

    we are using Simply and their recommended solicitors for Bluestone.

    Our Help to buy authority to proceed came today. I sent over to Simply and spoke to MA and he advised that BS instructed a Valuation Yesterday!!!

    Does anyone know roughly how long that takes and does this sound positive?

    this whole process is very nerve wracking

    Depends how quickly they can get booked in to do it. With help to buy, they book the valuations in quite early on because they are free. For us, they told us on the Thursday that valuation had been booked, it was completed on the Wednesday & we received the report on the Thursday. 3 weeks later, we received our offer. It is nerve wracking and I haven’t slept properly for months! But trust the process

    Slight 🙄 update from broker.. 

    Bluestone currently have a waiting list of 8.5 days to look over any documents that the underwriters have asked for!?

    Tomorrow will mark 8 days and our broker says their waiting list is going down half a day per day. She reassured me that once it's looked at they'll instruct valuation (unless they ask for yet more documents but they only asked for 1) this has been the longest 3 months of our lives, that's for sure!

    What does this mean please?
    Is this the first time bluestone have seen anything? Or has it been pre underwritten by them now final one? 

    Sorry I'm literally clueless

    My MA said it means the case manager has looked over it too check nothing obvious is missing, then it goes to an actual underwriter to scrutinise it all, statements, payment, affordability etc. Mine went to underwriters 23rd June and yday Bluestone said they would be looking at it on Friday or Monday 🤞

    My MA said it means the case manager has looked over it too check nothing obvious is missing, then it goes to an actual underwriter to scrutinise it all, statements, payment, affordability etc. Mine went to underwriters 23rd June and yday Bluestone said they would be looking at it on Friday or Monday 🤞

    Ours was 2 days after you so Wednesday or Thursday. I’ve also requested the valuation cos we’re on the verge of loosing the house.

    Have you been waiting long for it to go to underwriters with you saying you could lose the house already? Luckily the people I am buying off aren't looking to move until September anyway so thankfully I have time on my side for now!

    We viewed the house bank holiday in May and put the offer in. We weren’t able to submit until end of May as my partner needed his 3rd months payslip. 

    The house was previously STC and it fell through so we viewed and put the offer in. So further up the chain someone’s lost their property and our house owner doesn’t want to loose her house and is being very pushy even though it’s not in our control. They’ve put the house back on the market. They’ve said they will take it off the market if the valuation gets booked in.
