As a pre warning if your are having a giftor to gift any money they need to get a independent legal advice from a solicitor, who then needs to inform solicitor of there meeting. This may hide things up with a tight schedule so Mayb have one on stand by
We didn't have this as a condition - just we just had to take out a giftor indemnity insurance. Everyone's cases vary with no rhyme or reason it seems!
Ohh really that’s strange: yes we had to do the indemnity insurance to.
so strange how everyone is so different but all want to same thing 🙈

Did anyone instruct their solicitors before they had a mortgage offer? Our solicitors are putting pressure on for us to pay for the searches on the property but worried that if we don't get a mortgage offer we will have lost £350 +!
We instructed as soon as application was submitted. We paid £250 for searches as in our area they're taking around 12 weeks but I know other areas are quicker
Im not sure what the turnaround in my local area is but maybe I should just risk losing the money then. I'm hoping that all will be OK with my offer.  I had confirmation that it went to underwriting stage this afternoon and they said all documents were fine so far and it was only fully submitted 6 working days ago so is it worth me holding off a little longer to instruct searches maybe?

Hello. Sorry I can’t offer any advice on the searches, just to say that we have instructed our solicitor to do ours. We submitted our application on the 14th of June.  I figured it was a risk worth taking, if it knocks some time off at the end.

So have you heard from your MA that it’s gone to the underwriters today ? If you only submitted your application six working days ago, that means you’ve submitted around the same time as us, and we haven’t heard anything. I sent my most recent payslip over yesterday and my MA acknowledged that they received it, but never mentioned that they’d heard anything from Bluestone. There doesn’t seem to be any rhyme or reason to how cases are dealt with does there? What area of the country are you in, if you don’t mind me asking ? We are in Yorkshire.

Hello, I'm based in the Midlands and have just checked our local council website and it says local/registry searches are taking 10 days and the people who we are buying the house off don't want to move until September so I have a bit of time on that front. Thinking I may leave it until next week and then if I haven't heard any more pay for the searches.

MA fully submitted on the 15th June and then Bluestone asked for my giftors bank statements on Monday and then emailed my MA at lunch today saying all documents submitted were fine and it was now being underwritten so hopefully yours will be doing the same shortly! Not sure if this is a similar timescale to everyone else but as you said they dont seem to follow any particular pattern so its all very confusing. I don't think I have the patience to do this for weeks on end

This all sounds very positive if they're not asking for anything else yet. I personally would start searches as the way we looked at it, it showed the seller we were still really interested instead of radio silence from us. We were worried about starting searches but now we're with underwriters and can see light at the end of the tunnel, we're so relieved we started them because I doubt very much the local search will be back before our offer.

Oh, I didn’t know that you could check on the council website to see how long searches take. I will have a look our local one now.

No we haven’t heard anything, and I don’t know if that’s a good thing or not !! I’m exactly the same though, I don’t think I’ve got the patience for this. We bought the house we live in currently 20 years ago. Everything was done through the post and over the phone, so I didn’t have emails to check constantly, or my credit file to check daily, it’s driving me insane 🤣

It’s good that yours is cracking on though. Gives me hope ha ha.

Im hoping it is positive! I haven't come across anyone who has had disappointment on here and I am hoping because they were thorough before they issued the DIP that fingers crossed all should be smooth from here on out. Think I will wait until monday and then pay the searches, in the long run it will probably be worth it.

Fingers crossed you are on the home stretch now!

How accurate it is I'm not sure but at least I have some idea now.

No news is good news maybe?! My MA has literally updated me about every little thing so maybe that's why. It says on Bluestones website that full applications are taking 12 working days to assess so I'm presuming that timeframe will start from now? This is my first house and I don't think I will be moving again for a long time as I just cant deal with all of the waiting haha! I agree, would be so much easier without having the luxury of checking everything several times a day  :D

    Fingers crossed for us both

I'm sure it will be! It's such a stressful process and like you I haven't seen anyone have bad news after DIP It's best to keep positive, as hard as that is sometimes 😄
