Did anyone instruct their solicitors before they had a mortgage offer? Our solicitors are putting pressure on for us to pay for the searches on the property but worried that if we don't get a mortgage offer we will have lost £350 +!
I instructed them before the offer as searches can take quite a while.

We instructed our searches in April before we even submitted 🙈 All of the searches are back now but we’re still waiting to go to Valuation 😫

We instructed as soon as application was submitted. We paid £250 for searches as in our area they're taking around 12 weeks but I know other areas are quicker

We've just been told we've got our mortgage offer <3 What a bloody trauma that whole experience was. It says the offer documents will be available in 24 hours... I can't believe we've made it through after all of that <3
Congrats, did they say it be emailed to you Direct or the broker? Still waiting on the documents myself
Apparently our broker and our solicitors will both get a copy within 24 hours and our broker will forward them on to us... Will let you know when they arrive!

No problem just had fine forwarded to me by MA. Sellers want completion by 1st July bit of a tight turnaround.. as bluestones need 5 days to release funds.. hopefully our solicitors will get things done asap

Im not sure what the turnaround in my local area is but maybe I should just risk losing the money then. I'm hoping that all will be OK with my offer.  I had confirmation that it went to underwriting stage this afternoon and they said all documents were fine so far and it was only fully submitted 6 working days ago so is it worth me holding off a little longer to instruct searches maybe?

As a pre warning if your are having a giftor to gift any money they need to get a independent legal advice from a solicitor, who then needs to inform solicitor of there meeting. This may hide things up with a tight schedule so Mayb have one on stand by

We didn't have this as a condition - just we just had to take out a giftor indemnity insurance. Everyone's cases vary with no rhyme or reason it seems!

Hello. Sorry I can’t offer any advice on the searches, just to say that we have instructed our solicitor to do ours. We submitted our application on the 14th of June.  I figured it was a risk worth taking, if it knocks some time off at the end.

So have you heard from your MA that it’s gone to the underwriters today ? If you only submitted your application six working days ago, that means you’ve submitted around the same time as us, and we haven’t heard anything. I sent my most recent payslip over yesterday and my MA acknowledged that they received it, but never mentioned that they’d heard anything from Bluestone. There doesn’t seem to be any rhyme or reason to how cases are dealt with does there? What area of the country are you in, if you don’t mind me asking ? We are in Yorkshire.
