MovingForwards said:It took me a month from offer to mortgage offer, that was over Christmas / New Year.
There was a query with my deposit as they thought I was short by about half of it, so I resubmitted the statements to show the money I had.
The usual query about why I had adverse history.
Then needing updated statements for a date which hadn't even been produced by the bank at that point.
It was all quite painless, then Covid hit.
Pre-completion they do a phone call to run through how much you are borrowing and whether there are any changes to your circumstances, lasts about 5 minutes. But you have to pay your mortgage arrangement fee beforehand, via their portal.
I completed during lockdown and moved a few days later.
Received a welcome letter confirming mortgage payments etc, then a phone call to discuss payments and to say they are here for you throughout the mortgage, any issues or changes give them a call and they will work with you etc.
It's also the time to raise any questions or clarify anything. All I did was reconfirm about making 10% overpayments a year without ERC kicking in. Aside from that we were just chatting like we had known each other for years about anything and everything.

@fingerscrossed7 they do need 5 days to request of funds to release, that's mentioned in the CML guide; I actually printed off the whole council of mortgage lenders guide and read everything so I knew what Bluestone's rules were for the entire process.
My home is an old one, so no H2B or other help towards the cost.
My solicitor concluded missives (exchanged) before he 'finished' for the day and settled (completed) when he started work the following morning.
He made sure the money was in their account before arranging 'exchange', he wasn't hanging around when the funds were received. From exchange to key release was 18 hours.
The only thing I would say is speak with your solicitor to see what s/he is doing to tie the H2B and mortgage fee release, say you are under pressure to exchange / complete and don't want to lose the property.Mortgage started 2020, aiming to clear 31/12/2029.0 -

Congratulations both!
Now you have to find a way to de-stress as the conveyancing will increase it if waiting for the offer did.
