@Kb21 we decided to take the risk and have the searches done already (we don’t have an offer yet) to ensure that we didn’t hold anything up as we knew bluestone are going to take a while to process the application. We’re in Wales though and I’m not sure if there are any delays with the searches here.

    We are also in wales.
As we have a wait for funds of deposits to become available I think I’m gonna wait until after the 19th. We have had offer so nothing mortgage wise to hold us up

    Your local council
may have their current search turnaround time on their website. Google ‘[council name] land charges’ should bring up the right page. Ours says around 15 working days and that was accurate. I would think may end might be cutting it a bit fine in case anything is brought up in searches.

Just checked it’s 10 working days. Even  if it’s beginning of June as money wise it works just don’t want it to be another few months of waiting

    Hi
I have being watching lots of comments on here for awhile. We had our DIP in March and full application in on the 30/3/21.
we are still at case management stage despite all documents being provided right at the beginning and told that we would be with underwriting last Thursday at the latest. No hard search done. We are not with one of the brokers like Brightstar etc and he is constantly chasing but they are saying that no others are being dealt with quicker than ours, despite what I am seeing on here. Possibly going to lose sale here. No hard search done. Anyone in the same situation as despairing.

They are running behind atm. Hang on in there it will happen in time. Our application went in on the 12th march and got offer last week. Just keep pushing. Hard search does take a while to show up on your credit file. Ours was done on the 9th April but didn’t show till the 19th

Kb21 thanks. I just don’t understand why ours is taking so long. I have sellers are now at a point of pulling out. Which broker were you with, it comes across as though it depends which brokers you are with as to how quick they will deal with it, which surely cannot be right.

I'm not sure about that, but I do know they are mega behind at the moment.
We've been told we should have (hopefully) our offer tomorrow but I've heard that a million times now!
However, Kb21 is right, things come all at once!
