@Kb21 we decided to take the risk and have the searches done already (we don’t have an offer yet) to ensure that we didn’t hold anything up as we knew bluestone are going to take a while to process the application. We’re in Wales though and I’m not sure if there are any delays with the searches here.0

Your local council
may have their current search turnaround time on their website. Google ‘[council name] land charges’ should bring up the right page. Ours says around 15 working days and that was accurate. I would think may end might be cutting it a bit fine in case anything is brought up in searches.0 -

I have being watching lots of comments on here for awhile. We had our DIP in March and full application in on the 30/3/21.
we are still at case management stage despite all documents being provided right at the beginning and told that we would be with underwriting last Thursday at the latest. No hard search done. We are not with one of the brokers like Brightstar etc and he is constantly chasing but they are saying that no others are being dealt with quicker than ours, despite what I am seeing on here. Possibly going to lose sale here. No hard search done. Anyone in the same situation as despairing.

We've been told we should have (hopefully) our offer tomorrow but I've heard that a million times now!
However, Kb21 is right, things come all at once!1
