    Did you guys ask the estate agent to update you when valuation was booked? Or did you sit tight?

    I just let them get on with it. Had no involvement with the EA aside from them contacting me to say most were going on furlough and me emailing to see if they had any keys on completion.
    Mortgage started 2020, aiming to clear 31/12/2029.

    We just let them crack on with it. Ours was done within 24hours. Ours cost £340 something but had £255 send back to us and said it was only £70 🤷🏼‍♀️ No idea why but mortgage offered and done with just waiting on solicitors now.

    Is end  of May a realistic time for us to hope to complete guys? Solicitors said she waiting on contract papers to start searches?

    Elsewhere no as there's delays with searches being done.

    What you can do is take a risk and instruct your solicitor to proceed with the searches while waiting for the contract papers. It's risky because you're paying now without anything from the seller.

    If you want to take a different risk see if Bluestone will accept indemnity policies instead. Look up CML (council of mortgage lenders) handbook, under searches and see what it says about what they will accept. It may be cheaper / more expensive, but without physical searches you're working blind with what's going on in the immediate and wider area.

    Your solicitor should know how quick, or slow, searches are taking in your area, I'm basing my comment on what other members have been saying across the boards.

    we are in no great rush although paying at lot of rent while still in this property. 
    We have paid the solicitor £300 from there fee and they are 4 weeks into our case but was told on Thursday that they are waiting for contract papers from the sellers solicitors which I’m hoping will now be sent this week.. there is no chain either side so hoping that will speed things up.

    We got our searches back within a few weeks but then it took like 3 weeks for them to sort out any issues raised. We instructed our solicitors when we put the offer in so now we are at the point where we are ready to put in completion dates in the diary which should be the 14th May

    Aww that’s good. We don’t have our fund as for deposit until the 19th May so may see how things go and when we have the funds get pushing. So glad u have dates
