This morning I have contacted the solicitors. I am awaiting a call back. If all is well I will then speak to the EA to instruct them.
I rejoined a veg box scheme (fortnightly.) I have my issues with them but the R rate is increasing and I want to limit my exposure to shops (and will restart early morning or late night shopping), plus the boxes are very sturdy so I will use them to begin packing books I want to take with me.
All of my kitchen white goods will be free cycled or dumped when I move. My fridge was expensive and could be fixed but it is 14 years old so probably not worth doing. I don't have wardrobes and I have decluttered lots over the past year. Glad of it nowStorage is expensive and I might be using it for some time so I want the smallest storage unit possible.
I have 2 sofas, one is in good condition but I never really liked it. It might be a good time to let it go. I will do this if I get to contract exchange with this buyer.
There is a house that meets my needs in terms of house and location. I keep looking at it online. I go to the new area in a fortnight so I will arrange to view it.
Washing has been done and recycling sorted. I have a chicken in the Dutch pot. A chicken in the Dutch pot is like soup on the stove. Both make me think all is okay with the world.

So yesterday I instructed my solicitor. It was more than twice as much as the cheapest quote I could find, but this will be a stressful process so having someone good and available is more important to me than saving money. Not very MSE I know but money is not the only thing to consider.
I spoke to the EA. The buyer has bought from the EA before and was good to his word and straight forward to deal with. It bodes well. We shall see.
Yesterday I worked out a budget for costs (solicitor, EA fees, removal costs, storage) I will need £20,000 and that doesn’t include renting for a while! It seems a lot but at least I now know the budget I have remaining for house hunting. I’ve been heartened by Rosa and AC who were both successful offering below the asking price. I did not do that with this house but I won’t be afraid to make an offer based on what I have available this time. They can say yes or no.
Today I will get some quotes for removal and storage.
I need to do as much as I can, when I can, as I never know when I will be called to go and care for my relative

Sounds good with the solicitor . A good one is worth their weight in gold .
If you get a very good price, then that may cover costs in another way .Sure there'll be times when buyers and sellers solicitors bang their heads with each other and estate agents do the same , but it sounds like you have got a good feeling with the estate agent and buyer so 🤞

All sounding good DIA.Offering what works for you is perfectly sensible, the seller can say yes, no, could you stretch to X or yes but you can't move until we buy elsewhere all depending on their needs. It's hard to predict at the best of times and even more difficult now. And I agree about the solicitor, worth paying for stress reduction.I agree about reducing storage, if there is anything you want to let go then now is the time to do it. And if you can, organise things sensibly so that it's easy to find anything you do need. I think I made just about every mistake possible with this move and that includes realising there were boxes of carp I didn't need but moved in a hurry blocking my access to stuff I wanted!Debt free May 2016...
