The estate agent should be contacting the others that Have already viewed it, especially any that were in a position to offer. Have they said they will do this?7

Sorry to hear that DIA. The market and mortgage situation are both bonkers at the moment but your EA really should have been chasing them, especially when they made an unusually high offer and when there were other options.I hope the right buyer turns up for you at the right time - whether that's now or you decide you'd rather wait til spring.Debt free May 2016... Thanks for your supportive postings @mark55man @another_casualty (You are right. It will all come right in the end and I do need to step back a bit...)Thanks @jwil @beanielou @Sunshine_girl2 @RosaBernicia @Seasidegal58 @savingholmes @HairyHandofDartmoor
Thanks @moneyonmymindsam for your kind words and virtual hug. I needed a hug!
Thanks @mark55man I had already thought a slight increase might give me room to negotiate so I will do as suggested.
Thanks @Debsnewbudget I do have that question on my list for when I meet the EA later on today but we briefly discussed it and those buyers have moved on I think...
Thanks @Mrs_Boo_Boo I always feel better when I read your posts.
Hope all is well with you?
I gave myself the weekend to mope and feel sorry for myself. The EA let me down and I lost a buyer. I worked hard on the open days and worked hard to get the house ready for sale. It is frustrating and disappointing, but I don’t want to focus on the negative. It is too easy to do that and anyway, I don’t see the point. Worse things have happened….Nobody died. Onwards and upwards and all that malarky...Like @Hairy@HairyHandofDartmoor said I know the house will sell. I will find another buyer.
Now it is the start of the week and I am feeling good. The spate of migraines seem to be over. There is always a feeling of wellbeing after migraine. I started walking first thing again on Friday. (Partly because my heart was racing with worry) My joints hurt so I was limping a bit. Today my joints are less stiff, no racing heart. I walked faster and I didn’t limp.
I walked to Lid1 and nabbed a few trays of mushrooms that were 20p each. I have chopped them up ready for lentil and mushroom soup. I noticed the vegetables and fresh protein doesn’t get nabbed first. People go for processed or ready meals at 20p each. I got some mini chicken fillets for 90p (into the freezer for a curry later in the week) and some smoked fish for 90p that I have already turned into giant seeded fish fingers.
If it stays dry I will tackle the front garden...
I burnt geranium yesterday for stability. This morning it is rosemarie for clarity.
This afternoon is my appointment at the EA. Depending on what they say I will work out a plan of action.
Wishing you all a good start to the week.

The EA appointment with the manager went well. I went through my list of questions and requirements and some of my points I did not need to ask for, such as, he will be personally handling everything himself. I discussed upping the price by £15,000 (thanks @mark55man) to give myself a little wiggle room and the EA totally agreed. He thinks I should go now instead of the Spring and I am okay with that. If this doesn't work we can have a break and go again in the Spring. Viewings begin on Saturday. I phoned this morning to check why I wasn't listed yet. They are on it and I've had 2 texts.
Today I've been clearing and cleaning. All the decluttering I've done makes a massive difference. I hadn't noticed before, but it is easy to get the house ready for viewing. I haven't done the garden as rain hasn't allowed.
I haven't been in the garage for years and can't begin to imagine the spiders in there but I need to pluck up the courage as this is where I want to store boxes of books. If it stops raining I will go to the charity shop as I have a bag of donations.
I found a house in the new area I want to view. The location is perfect and the ceilings are lovely and high. It is spacious but there are downsides. It is a maisonette over 3 floors with a share of the freehold. I've never lived in anything other than a house of my own. I won't have use of a garden, but there is a nature reserve more or less outside the front door. It is 5 minutes to the pool. The location is perfect.
I saw a mouse yesterday. I'm either depressed or very calm as I did not scream or make a fuss. I just left the room...Squirrels, mice, foxes...sometimes I feel like a wild life sanctuary. Mouse thingies are down now.
I won't see my relative this week. I need a break but also need to prep for the weekend viewings. I hope she understands. I need to go slow this week.
Hope you are all okay, dry, and warm.If you have built castles in the air, your work should not be lost; that is where they should be. Now put the foundations under them

Glad you feel positive about the estate agent, and the best way forward DIA .
The stamp duty situation may well help in your situation , with buyers looking to move before that is stopped . 🤞things work out sooner rather than later.I've never lived in a house,🏚 but have lived in maisonettes and I like them .upstairs is my preferred choice horses for courses.🐺. The only things I had to look out for was the neighbours and cost of service charges . Share of freehold is complicated , but wait and see what gives if you really like it before thinking about it . You'll find the right place before you know it .
Sorry to hear about your uninvited guests 🐀🐿. Well, hopefully the squirrels aren't back
They're probably coming from the fascias , but I could be wrong . It may be an idea to buy a plug in repellant as a temporary measure ( one that doesn't affect cats or birds 🦅🐱) and see if you could get a tradesperson to find any holes and fill. That's what I'd do , but your views may vary 😸. They may be in the garage with the spiders 🕷🕸sorry 😸
Having said all of that, things sound very positive .I'll leave it there ..💦7 -
Thanks AC
Interesting points about maisonettes. I think there is only one other neighbour. I'll have to see as there are other options and it might be they are unwilling for me to wait to find a buyer anyway...
The fascias are rotten and unfixable so the only answer is to replace. I have the sonic thingies. Thankfully, no squirrels currently. Haha re spiders
I wouldn't say I'm pleased with the EA but pushing on and keeping a beady eye on them. As you say, I'll find the right house for me in the end.If you have built castles in the air, your work should not be lost; that is where they should be. Now put the foundations under them
