  • Good afternoon on this very rainy Thursday! ☔️

    I spoke to Mr Mortgage Man this morning. Here are the deets!

    New mortgage amount: £137,398.00
    Mortgage term: 25 years 10 months
    Monthly repayment amount: £651.20
    Interest rate: 3.19% until 28/02/26

    The repayments are more than double what I pay now, however, when you take into account the service charges & ground rent that I pay for living in the flat, I’m only going to be £232.66 a month worse off AND my term is going to decrease by about 5 years, so I’m happy with that.

    It’s not the best interest rate, but I can comfortably afford it and when I remortgage in 5 years time I’ll be in the new LTV bracket, so if interest rates stay the same as they are now then I’ll be paying less 😊

    I’ve just got to pass the affordability checks now! I’ve paid for the home buyers report and I’ve got lots of forms to fill out & send 🤯 Luckily all my forms for the conveyancers have been filled out & hand-delivered to them so at least that’s out of the way! I’ve also paid them the £350.00 fee, and sent them my latest savings account bank statement.

    Not much else to report really! I put £20 worth of petrol in my car today. And I enjoyed the trip out to deliver the forms to my conveyancers 😂 it’s the little things...

    TGIF! 🥳🥂

    The survey got done on the new house today. The guy called me just before he went in to say it’ll take him about 2 hours and if he finds anything concerning he will give me another call. He didn’t ring me back so that’s good! He said he’ll do the valuation report and send it with the survey documents to me & the mortgage lender, and he reckons I’ll get my mortgage offer in about a week’s time 😊

    My challenge now is to save an extra £1.4K between now and when I exchange contracts. If I do it’ll mean I’m  in the new LTV bracket and the mortgage interest will drop to 2.2% 😃 it’s unlikely but I will try my best!

    Tonight I’m sleeping at my parents’ house with the girls 😁 bangers & mash for dinner, cheesecake for dessert & pancakes for breakfast in the morning! Bring on the calories 😍😂🥞
  • Good morning! I’m still in bed as I’m extremely tired - Storm Darcy very rudely woke me up in the middle of the night and I couldn’t get back to sleep for ages 😴 I did get up a little while ago to stick a wash on & make myself a coffee, but then I got back into bed 😁 I love Sundays lol.

    I’ve been playing about with figures on my spreadsheet, and if we don’t complete until June then I can comfortably increase my deposit by £1.4K 😊 June isn’t unrealistic but I don’t want to be the one to delay completion for that reason as it wouldn’t be fair on the seller, so I’ll just play it by ear. All forms have now been signed, scanned & sent to my mortgage lender so I’m feeling on top of things! 😀 I just need to look at buildings insurance and life insurance now - I already have life insurance with L&G but I will need to have more cover so I’ll ask them for a quote. I only pay £4.39 a month at the moment.

    I’ve sold a pair of DD2’s old trainers on eBay so I will post them tomorrow when the Post Office is back open. I went there on Friday to post something for my side business and I made a big error by not charging the buyer enough postage. It was a heavy item and I’m out of pocket. Silly me!

    Today I’m meant to be going for a walk with my friend & her little boy but I’m not sure if we are doing that now due to the crazy weather. I also need to go to the tip to get rid of some stuff that is clogging up my hallway, and I need to go food shopping. So a busy day! I’ll hopefully get some housework done too!

  • I’ve listed a couple of clothes bundles on eBay as they no longer fit DD2. I need to post her old trainers tomorrow as I didn’t get a chance today. Instead, as well as work, I dropped off some things to a lady who is taking donated items to raise money for a very good cause. My living room & storage cupboard has a lot more space now as a result 😊

    I also need to go to the tip tomorrow as I didn’t go yesterday due to the snow. Luckily me & my friend managed to go for a quick walk before it got really bad! And I also did the food shopping. My friend’s husband was stood outside the supermarket talking to me for ages... he’s such a chatterbox & I couldn’t get away 😂

    Not much else to report except I’m loving these slightly lighter evenings 😊 it’s getting more noticeable now and it’s amazing what it does to my mood!

  • Good evening! The girls have just gone to bed so I thought I’d come on here before I crash out. I’m so tired! Work was a bit manic today - luckily my mum looked after the girls from lunchtime so I could get loads done. Bless her. She even cooked me some dinner when I went to pick them up! ❤️

    I also went to the Post Office and the tip today so another 2 things ticked off my list and my flat is looking so much tidier 😍

    My washing is all caught up now and it feels weird to not have much to do tonight. I’m not going to do any work, I don’t have any forms to fill in for the house - it is strange to be sat here with nothing to do! I might order myself a pair of jeans as I’m in desperate need of some that fit me properly.

    Oh, I almost forgot! Friend’s baby was born this morning 😍 and he’s adorable! The birth was very similar to DD2’s from the sounds of it (arriving at the hospital & then baby born 30 minutes later). Even the weight was almost the same. It’s nice to have some good news! I’ve ordered a card off Moonpig & I have a hamper full of goodies for them all that I’ll drop off at some point 😊
  • Hey Diary! I didn’t realise it had been 9 days since my last update!

    I don’t have an awful lot to report in all honesty. I still haven’t received my offer from the mortgage lender. It’s been 15 days since that appointment and I’m going to chase them tomorrow if I’ve heard nothing by then. My conveyancers sent me a letter saying they’ve now received the draft contract from the seller’s conveyancer, so at least that part is done!

    School holidays are going well. It’s so much better when we don’t have to worry about home schooling! Although DD1 decided to do some work yesterday bless her. DD2 lost her 3rd tooth the other night so she was excited to get a coin. She has 3 more wobbly teeth now! My kids’ teeth seem to just fall out - DD1 is 7 and she’s lost 8 teeth already! 😬

    I’m really enjoying being single at the moment. I really like the freedom it’s bringing. Well, as much freedom as you can get in a lockdown 😂 I’ve been doing a lot of self care and getting closure from the last relationship I was in. It’s so funny that at the time I thought we had a really amazing relationship, but now I can see it was actually the worst relationship I’ve ever been in due to the way I was treated. I never thought I’d be blind to that type of treatment, and I always said if a guy treated me with such disrespect & vile behaviour then I’d walk away, but I didn’t. I guess it can happen to anyone. Men (and women) like that are very clever in the way they behave and make you feel like everything is your fault. I feel sorry for any woman who gets involved with him. I should’ve listened when his ex, the woman he was with before me, called him a narcissist, because she was right.

    I need to start work soon so I’d better get dressed and make my coffee! Have a good day everyone! 😀
  • It's easier to see when your away from the situation but when your in middle of it you can't always see what's going on. Especially as I imagine a lot of it was gradual changes in your relationship and you start to accept them because you loved him. You're out now and focusing on your future that's what counts.
