I have an appointment with a mortgage broker on 3rd February, so if that all goes ok then I may start to relax! I think my nerves are mostly because I’m still in my probationary period & I have only worked at my new job for 2.5 months. Fingers crossed that it won’t be an issue.
In regards to my flat sale, I have almost done everything that there is to do for now and the conveyancers have informed me that I probably won’t hear anything from them for a while. I had a surveyor round the other day as I needed a survey doing for the Help To Buy, so once he e-mails me the documents I can forward them on & then that’s all done. I’ve already paid the admin fee. I need to pay another £350.00 deposit now to the conveyancers for the purchase of the new house 🤯 Has anyone got a money tree that I can have please?! 😂 Good job that it’s pay day tomorrow!
I ordered some boxes off Amazon which arrived yesterday, so I can now start packing the stuff that I won’t be needing for the next few months ☺️ Not that I have time to do that right now as work is taking over my life... it’s SO busy! It’s a good job that I love what I do really! Today will be fun as I’ve been awake since 3am 🤦🏼♀️😴☕️☕️☕️
Home schooling update: it is a shambles in all honesty, so I’ve just accepted that it’s going to be rubbish for us all until the girls go back to school. As well as the boxes I also ordered some maths & English exercise books from Amazon as the girls seem to enjoy them more than their actual school work, so I’m going to sit with them & go through those instead when it’s my turn to home school them again. I figured it’s better than nothing! DD1 is also reading a lot. DD2 hates reading because she has no confidence 😞 bless her.
Right, a financial update now considering this is a money forum 😂 I’m being a very good girl and not spending money on anything unless it’s absolutely necessary. I transferred £10.16 from my Top Cashback the other day, and also paid off the small balance on my Next account by using a gift card that I got for xmas. So when I apply for my mortgage there will be zero debt on my credit file 😁 besides my current mortgage of course! I’m still waiting to receive my work expenses so I will chase those up if I don’t receive them tomorrow as I submitted my claim ages ago.
Right, time to make myself a big cup of coffee as I’m already feeling shattered! 🙈3 -
Good afternoon! How is everyone doing? Thankfully January is over and this month is a short one, meaning March and SPRING will be here very soon! 🌸🌷☀️ I’m looking forward to the lighter days!
My mortgage appointment is tomorrow and to say I’m nervous is an understatement. I can’t describe how much I want this house & I’m scared that the lender will say no to me 😬 It’s silly really because if there was anything concerning then I wouldn’t have got the decision in principle. I have no debt, no CCJs or defaults, I have enough deposit and being in my probation isn’t an issue according to the woman I spoke to before. Keep everything crossed for me please! 🙈
Help To Buy now have the surveyor report so everything to do with the flat sale is officially done as far as I’m concerned. It’s been 8 weeks since I sold it and they said completion will likely be between 12 and 20 weeks. I think it’ll be closer to 20 if I’m honest, which works out better for me as I’m obviously nowhere near to completing on the new house. I’ve received all the forms for the new purchase now so I’ll send them once I know the outcome of tomorrow’s mortgage appointment, and I’ll pay the £350.00 deposit to the conveyancers. I’ll also book the survey for the new house which is £475.00 for a more in depth survey.
I’ve been selling some of the girls’ clothes and toys on eBay but it’s slow and I’m not getting much for them once the fees have been taken. I’ve messaged a woman who is looking for donations on Facebook to see if she wants them. I’ll also offer her the Christmas hamper that I got from my employer (I won’t eat any of it, it’s just not my thing). I’m hoping she says yes as I’m desperate for extra space! I’ve started packing some bits that I won’t need in the next few months so I’ve got a lot of boxes in my living room now aswell.
As I’ve been working from home since March I went on HMRC & got my tax code changed so hopefully I’ll get a bit extra in my February pay! That’ll be nice 😁 It’ll help pay for the extra gas & electricity (and water I guess) that I’m using which is what it’s for I suppose! I submitted my meter reads to Bulb at the weekend & I’m using sooooo much! 🤦🏼♀️ If any of you fancy £50 let me know and I’ll send you the friend referral link 😂😂 #everylittlehelpsI need to help the girls with the home schooling now and then I’ve got to go back to work. Thank you hun! Well, the appointment was a rollercoaster I have to say. The guy I spoke to told me that his system said they couldn’t lend me what I needed, and I needed an extra £14K!!!! I cried my eyes out & asked him how that could be when 3 weeks ago I was given a decision in principle for the amount I need and nothing has changed since! He hung up the phone, then rang back 30 minutes later and said I’m not £14,000 short, I’m £1 short 😂 A POUND?! I had a crying fit for a pound?! 🤦🏼♀️🤦🏼♀️🤦🏼♀️Anywayyyyy after that hiccup he told me that because I was out of work for more than 2 weeks last year then I need 6 months continuous employment now. Which is annoying as I was only out of work for 3 weeks! I’m halfway there already luckily, but it means I’ll only get a conditional offer for now and contracts won’t be exchanged until at least end of May. Which may have been the case anyway, in fact, the estate agent said it could even be June.
The broker’s system had frozen so he was meant to call me back but he never did which is annoying so I’ll have to call him again tomorrow. Before he left though he gave me some product options and the difference in interest rates between short & long term is 0.05%, so hardly anything. I’ve decided to go for the long-term option as then if interest rates fly high then I’m ok for a while. What with brexit & covid - who knows what’s going to happen?!
He also told me if I pay an extra £80 a month then I’ll reduce the term by 10 years, so I’m going to try & go for that. It’s a no brainer really! It will depend on the affordability checks they have to do. I mean, I can afford it, but they base their decisions on if the interest rate goes to 7%.
So it looks like I’ll be on a knife edge until around May time... happy days 😬🤦🏼♀️1
