    It makes me think that the two bed semis might be the affordable housing part of the new estate?

    Nice house, painting a wall isn't beyond anyone. A lot of first time buyers won't have any experience with Purple Bricks (or anyone else) so it is unlikely to be stopping someone who wants it.

    It's down to price I'm afraid. If I was selling I'd want top dollar for it, but as a buyer you are always looking for great value.


    Honestly try and forget valuations given by agents, they tell you what they think you want to hear to get your business. Once with them you can always drop the price. What would you pay for a similar home?

    Yes we are behind the Wheatlands, completely separate estates the Wheatlands is a council estate that has been here for years. Our development is by a small local developer, there is sociable housing on our estate as there is with all new builds but not part of the Wheatlands.

    Am I right in thinking that to get to your estate you have to approach it through the council estate? If so that will also narrow down your pool of buyers.

    Just been doing some more research myself, the last 2 bed semis similar to ours were sold in Nesscliffe on a new estate (Nesscliffe is roughly 3/4 miles from us and fairly comparable). One was terrace sold for £165,000 and the other 2 semis were sold for £185,000 in November last year. Can’t post a link still as a newbie for you to see, this is the closest I can get to our property.

    Yes that’s correct, you have to go down one side of it. Hard not to go past the estate though as it’s slap bang in the middle of the village on the main road. Houses also sell very quickly on the Wheatlands, a lovely one came up a few months ago and sold within weeks! Not to everyone’s taste, but equally people can’t be that put off by them.

    How much did that one sell for or how much was it marketed for. You have to compare prices with something close by so since Wheatlands is close by you need to compare the prices in your road with the prices in those roads.



    There appears to be a mistake in the Purple Bricks advert. It says driveway for two cars. I looked at the photos of your house and I realised that there was no space between the houses for a driveway so I got up the satellite image and discovered that it isn't a driveway it is allocated parking spaces. So you have two allocated parking spaces in front of your house is that correct?



    Here is an example of the drop in value between a new 3 bed house https://www.rightmove.co.uk/property-for-sale/property-62394855.html


    and a second hand 3 bed house https://www.rightmove.co.uk/property-for-sale/property-81872972.html and actually the second hand 3 bed house has a drive and garage so the comparison is isn't quite the same but you can see that even though the second hand 3 bed house has a garage and drive and the new house doesn't the 3 bed second hand house is being marketed at £10k less than the new price for a 3 bed. So if someone buys one of the new ones and then decides to sell it a year or so later they will have to price it more than £10k less than they paid for it new in order to sell it and then accept an offer most likely lower than that price.


    If you look again at the non new house you can see what most people think of a driveway. What most people think of as allocated parking spaces is what you have got.
  • Price related and also what is there to see that ain't already in the pics? Change it to 1 image per room and remove silly pics like side of the house its not necessary and leaves nothing to the imagination to either have a buyer enquire about or view property to find out

    Thing is cakeguts, those new build 3 beds have all been sold off plan! We have been to see the development it’s only over the road, Rightmove makes it look like most properties are still for sale when they have been reserved already. Maybe this is to drive people in?
    The second hand 3 bed is right next to the council estate you mentioned people might have a problem with. It is also the same size if not smaller than our house. However I have been told not to compare our house to a 3 bed as we are not one.
    I can’t find the bought or sold price for the Wheatlands but it was either £220,000 or £225,000 if I remember rightly, and is a 3 bed semi.
    Paul don, I added the photo of the shed today after advice on the forum, some people want to see storage available others do not it would seem.

    I also don’t understand the debate of allocated parking or a driveway. To us it’s a driveway, they’re very common these types of driveways around here certainly with a new build I don’t know what makes it different, it’s just a place to park a car? Either way, it does it’s job of housing your car so find that point irrelevant. It’s not as if a driveway would add value over parking places? Maybe in a city, not here!
